I feel like screaming because of doors slamming

I live in a small block of flats. There's an old man who is mixed up with some druggie types, and recently they've been in and out all night, letting the big security door slam shut behind them. It's a heavy metal door and makes a really loud bang and I haven't had a full night's sleep for a couple of weeks because of them! They also scream and shout, fight, throw things, slam the security door into the yard and I can't fucking cope with the noise for much longer!

I had ear plugs in tonight and was still woken up by them fucking banging.

White noise sets my teeth on edge unfortunately! 😬 Totally fed up of the selfish fuckers and the antisocial behaviour!

I am so fucking tired atm. Never managed to get back to sleep and the noise continued to the point another neighbour rang the police. I honestly can't take much more of it. Genuinely thinking about sleeping at my sister's tonight!

I'd be worried about cuckooing if he is old and vulnerable. If he is vulnerable I'd call the police and tell them your concerns.

This, it sounds like they might be just using his flat and it's also antisocial behaviour. Contact whoever looks after the building/tenancy

Yes, I've been in constant contact with them but they're "gathering evidence" and it feels like nothing will ever change!

(they did fit security cameras earlier this year so that's something at least!)

Just feel stuck in this endless cycle of them being in and out, the doors banging, screaming arguments... I'm so fucking tired of it!

It sounds as if the soft close mechanism on the door may be broken, particularly if its a fire door. Have you looked at it?

Regardless of gathering evidence as what's going on in the other flat, the managing agents need to fix/install a closer thingy, whatever it's called, that slows down the door so it closes normally.

Nothing worse than slamming doors!

I have, and nothing has been done. The had CID round last week searching his flat but nothing has changed apart from that.

You've done your best for the old man, now just concentrate on your own needs and push for the bloody door to be fixed, which will reduce much of the stress.

The fighting and shouting at night is anti-social behaviour. If they decided they are going to do SFA as he's not vulnerable then you need to get them to focus on the antisocial behaviour.

You need to keep a noise diary. Google to find sheets from your local council or generic sheets to download and print out so you can fill them in.Also if possible record the noise - just use your mobile.

You then need to get onto the freeholder/management company and complain in writing. Say you already have x weeks evidence of the noise plus recordings, which you are happy to give to them. You may never need to give them this evidence as they know the guy is the problem. They just may want a few residents to go on record saying he is and they have evidence. Also quote the section of your lease about quiet enjoyment and ask them how they are going to enforce it. In regards to fixing the door - remind them of their fire safety obligations.

The door does have a closer on it which seems to be working but does close the door quickly. Not sure of it can be adjusted but will ask.

I have been keeping a noise diary - they want me to use an app to record the noise too but it drains my phone battery like anything when it's on constantly and overnight I'm often not quick enough to get it open to catch the noise. Also means I can't listen to my audio books when it's running.

There's people banging in and out now with the door crashing shut every time. It feels like it rattles my entire flat and I'm so frigging sick of it.

I had to go out earlier and two of the druggy types were fighting outside where I had to walk. It makes me feel so so uncomfortable and often frightened (and I've worked jobs where I've been on my own late at night with customers so I'm not a wimp!)

'Quiet enjoyment' has nothing to do with noise and is relevant only to the relationship between landlord and tenant, not to that between tenants.

Have you contacted Environmental Health?
Have you expressed your concern to social services re your neighbour?
Have you made a formal complaint using their complaints procedure to your landlord re their lack of resolution?

OP you have my sympathies and I will give you the same advice that I followed and it did work. Landlord is breaking the law by allowing an unreasonable noise to persist on their property. Time of day or night is not relevant. Please call the firm Sanctum Consultants and they will tell you exactly what to do for a very reasonable and known-in-advance price. They won’t give you any BS and it will work. They have a website.

I should add that Environmental Health dept of council may or may not be involved in your particular solution but Sanctum will tell you exactly what wording to use to ensure the issue is solved pronto. Feel free to DM me if you want.
