Finding a flat for Uni graduate

Not sure where you post these. He [DS21] may be an adult [and graduated yesterday], but he's still my son until he leaves home.

He has a job lined up in Leeds and starts eo August, but has been rejected multiple times [for all sorts of reasons, including "we don't know why"] for flats.

What does he need to do to get a flat? His older brother [DS25] is planning to move with him, so they can share the rent, so ££ isn't an issue.

DS25 earns c£40K, BUT he does have a black mark on his credit rating, which may mark him down - even though the financial ombudsman has found in his favour [he has written proof of this], so the bank in question is currently being pursued to take the mark off.

BUT they are not even getting to the point of having references taken up.

Any tips please, as we are getting a bit desperate now. Thanks!

If its a supply/demand issue they will need to offer more rent than the asking, and/or pay 6-12 months in advance.

Dotto: they can offer a higher rent, but there's no way they can offer 6mm rent in advance. I feel the bank of M&D may be called in [yet again] to help out, if they need to do that? 🤔

If it gets them the flat, then they can pay us back, but it's a question of whether or not we have the ££ to lend them!

I asked him if he wanted help. He replied "I'd rather have a sh%£ty flat than ask you to do that".

Quite mature I think.

That’s admirable, but the fact is he may have to stump up six months rent even for a ‘shitty flat’. The rental market in big cities is a nightmare at the moment, demand vastly outstrips supply, landlords can be very choosy and money is the only language that matters.

DD struggled to get a flat after graduating. This was in Newcastle. She eventually found one, but it was pretty grim. I still had to be her guarantor.

You might find that an offer of 6 months up front is needed AND a guarantor, even if the flat is grim.

Maybe the issue is that he is applying now but doesn't actually start work until August so he cannot show any wage slips etc? Rental markets are mad, I am trapped in my home with absolutely no chance of being accepted for anywhere else (dog and mark on credit) even though I have looked after the house and not missed a rental payment in 14 years!

We are guarantors for DD (27)'s rental in the house she shares with some other people.

What I don't get is even given that his brother is going to share with him, and does earn a decent wage [more than his Mum!], how does any graduate get a flat these days? When I graduated, the company who offered me my first job actually had an accommodations officer, who got me my first house share [how old-fashioned is that!]
