Help finding commutable places to Waterloo Station London

Apologies for using AIBU, I wasn't sure where to post.

My 21 year old DD has secured a job near Waterloo Station. We have been looking at house/flat shares in the area but they are really expensive.

We are not from London. So have very little experience about what areas maybe more affordable, within commuting distance. I am guessing a direct tube/train maybe easier.

Any guidance is really appreciated. We plan to visit and explore areas over next few weeks, but not really sure where to start.

Sorry I should have been clearer. She would like to live in London.

She will have to go into a house share, which she is ok with (currently in student share in the north).

I am not sure about zones in London.

Ideally around £1000 PCM including bills. Not sure if that is possible.

If you can find somewhere near there itself and without needing to rely on transport it would save money every month and make every day far less stressful - also much safer to get back to after nights out etc
the one linked looks like it's on a nice street, 3 mins walk to the hospital more or less
if not that near then I'd still recommend looking at Vauxhall and oval and kennington and so on. But I live very near that linked flat and recommend it if she'll be working there. You don't need the flatmate experience for socialising she will make friends and have colleagues etc, needs a safe easy place to go back to at night. My two cents ..!

Look st the Windsor and Eton Riverside to Waterloo train line. Twickenham may be good.

I don't know the rents but Walworth is a relatively cheaper area and is very close to Waterloo. Some parts walking distance to Kennington which is one tune stop away, or a bus. Or South Bermondsey perhaps.

If you do look around Kennington, the north side of Kennington Park Road is more expensive than south of there, the Walworth side.
If budget allows she could also look up the new co-living schemes where you can rent a studio by the month and there's a big emphasis on communal spaces and socialising. Might suit her for the short term while she explores and starts to meet people.

Please bear in mind the northern line in the morning from Clapham/Balham/Tooting can get soooooo packed as you have 3/4/5 people from each houseshare getting the tube. I lived in Balham 7 years ago and had assumed it had gotten quieter after Covid, but talking to colleagues it’s still really bad on some days and awful in the summer. Wouldn’t discount because of it but prepare your daughter. I get the jubilee line now and places like West Hamstead and Finchley would be an easy commute to Waterloo and generally the jubilee line is fast and pleasant.

My usual commute is towards the tail end of rush hour but Tooting is still slightly better than it was pre covid. Sometimes sharp elbows are needed but I can get a seat most mornings at 9ish, which wasn't always the case a few years ago.
Tooting would definitely get my vote. Loads of cool little places locally to head with mates. All the gentrification amenities without having lost too much of its spirit! If you come to look round please check out the markets as a good way to get a feel for the area. I think that budget should get her a good house share but if I'm out of date then slightly further out in Colliers Wood would be with a look, or maybe Mitcham.
There's a big medical student population in Tooting so a healthy rentals market.

I started working at St Thomas'25 years ago (!) and lived on a hospital owned house share, then a flat share in Kennington for my first year or so, all via the accommodation office, cheap & walkable to work. Does this still exist? Also as pp has already stated, there are always adverts for accommodation on trust intranet site. If it's still possible hospital accommodation would give your daughter time to find her feet and get to know areas before committing to a rental contract.

7am in london for travelling is not peak (which is between 8 and 9) but will still.be busy.

She should avoid the northern line for commuting its hideous at rush hour

@Newbieatthis hospital accommodation is something she is going to explore. She will contact the accommodation office in the hospital tomorrow for more information. DD is not clear if it is an option and thinks it's only temporary. However, after this thread I don't think that is an issue (its all very new to us both).
