To think landlord should know more about his own property

Maybe Iabu but it’s happening most days. They are forwarding me text messages from their new tenant asking about things like how to do top up the prepayment meters and how to work certain things and where certain things are eg broadband box etc. Surely the landlord should know more about their own property rather than relying on me to reply to help their new tenant

Given my own experience with landlords/property management companies, no. They have absolutely no idea about the property past how much rent is being charged and when things like inspections/gas safety checks are due.

Edit to add, why are you helping them? Just reply "you are the landlord, this is your responsibility, if you require a property manager, Google one".

Are you an agent? If so, I think it is understandable that a landlord wants you to deal with it given that you charge them an arm and a leg for your services.

Are you a previous tenant? Then it seem utterly bizarre that your former landlord is expecting you to deal with their new tenants. I would be quite cheeky and send them an invoice 😉

If my ex landlord was texting me at 11pm at night he would be instantly blocked. Not. your. problem.
Either he has an agent who should be dealing with this or he should know this stuff if he is managing the let himself.

I'll be controversial here and say, why not ask him for the new tenants contact and help them out?

It's not hard to just give them a heads up is it?

Yes indeed the landlord should know how all this works and not be bothering you. I'm a landlord and I'd never do this, but then again I wouldn't have to.
There should be instructions/manuals left on how things like the boiler and appliances work. It would also be nice if a cheat sheet with rubbish collection times and other useful info was left for tenants.

A fixture like a boiler or burglar alarm yes

but metre are between the bill payer and supplier tenant can change pre pay or billed
broadband is the same that’s normally nothing to do with LL tenant orders and sorts it themselves

YANBU, presumably he's not offering to pay you for your time. If you figured these things out without input from the previous tenant, I'm sure your LL and new tenant can work it out between themselves.
