To forcibly ask why you pulled out?

I am (was!) a cash buyer of a 900k property. We were due to exchange next week. And complete after 2 weeks. We went 30k above asking and 20k above another bidder. No other bidder was a cash buyer. We are about 10 weeks into the sale.

My solicitor informs me this afternoon that the seller pulled out with NO reason given.

Can I turn up to the seller's house and ask the seller face to face why they pulled out? AIBU?

The estage agent did not even bother to inform me, despite the seller telling them last weekend that he was cancelling.

No chain on the seller's end - they have a new build they have already moved into! Seller moved out of their property early last week. We know because we visited the house for kitchen measurements last week!

I rang the EA this morning to get dates so I can get carpet quotes for next week and the EA was on board! Not once did he mention that the seller pulled out.

I am pissed off for not knowing why he pulled out, and for the EA to not inform me of it, and then proceed to play me like a fool by humouring my requests for carpet tradesmen to enter next week.
Were they meant to enter through the cat flap?

Again, is it unreasonable to just face this time-wasting seller and ask them why?

Of course you would be unreasonable. The last time I heard of someone pulling out of a sale at the last minute, the husband of the couple had suddenly dropped dead. The vendors may well have a very good reason. Leave them alone.

The puzzling thing about it is that they'd already moved into the new house. Perhaps they just hate it there?

Your beef should be with your EA, it’s their job to keep you updated, and to be quite honest, if I was the seller and you turned up at my door with the sort of “I’m better than the other buyers because I have cash” attitude, the door would be firmly closed in your face.

If you do that, prepare to face a very frosty reception from said EA (even if it is deserved) when you express interest in another property.
They could've pulled out for a great many reasons. I'd put cash on it having something to do with a better offer, though. It's almost always about the money.

First of all wow 900k you mean people have that sort of money???….It must be upsetting being kept in the dark and with all the plans you have made already,you will find something else the property market is rich.
I voted you are being unreasonable as the owner has the right not to sell and does not need to give a reason.Going over there seems much please do not do it least it turns into a police case.

Crappy thing to do. But it’s a dog eat dog world out there. No-one really gives a stuff about anyone else but themselves. Just look at the positives - at least relatively early in the process - ie before exchange. I’ve known people pull out just before exchange. Things happen for a reason - something better will come along.

Yes, infuriating, but perfectly legal. Even if it wasn't, confrontation is not the appropriate form of redress, considering you'd risk getting arrested and a harassment warning if the vendor calls the police.

It could be so much worse: you could be buying somewhere on a £90K mortgage as a struggling first timer and just lost the survey costs, rather than have ten times this amount relaxing in a bank somewhere.

She is naturally disappointed because she was so sure of moving to a house that she liked, had made plans for it. This will pass but we would surely all feel like that, regardless of how much money we had.

It's not resentment. It's simply that this is the kind of frustration that faces thousands of house buyers every year, the exact same scenario. The cost of the property and whether the purchasers are cash buyers are not is irrelevant. OP putting it in the first sentence of her OP indicates that she feels she is in a special (call it entitled?) position.

It's really quite easy to understand why some posters have picked up on this - if you think about it.

Money/success certainly breeds contempt /jealousy. I reckon if you’d have said it was a 200 k offer people would have been more sympathetic!!! Still rude to not give a reason. Most people would know that’s etiquette.

This happened to a friend of mine, only it was the day of exchange. Turned out someone they knew had expressed an interest in buying the place and so they had decided to go with them instead. It was in a very small place my friends were desperate to move to and so they looked for another property there for months (none on market). Another one came up, they were very excited. Again offer accepted, surveys done etc and buyer pulled out - no reason given. They looked at buying some land to build a house there instead - and seller just ignored their offer, didn't bother to reply for two weeks at which point my friends decided clearly this wasn't the area for them!

That’s so annoying OP. I actually think YANBU to ask the seller why. I have a deep distrust of EAs, every single one I’ve dealt with have been so shady, and the fact that they say on this information without saying anything and humoured you even, and that’s there no reason, would really have me questioning things. I wouldn’t be funny with the sellers or let them know how mad I was but I would definitely need to ask why.
