Neighbour 'dispute' selling house??

Hi everyone,

Quick question: My husband and I are looking to put our bungalow on the market. I'm just checking what we need to declare in regards to noise complaints so we're truthful but it hopefully doesn't impact a future sale.

Our neighbours complained about us to the council regarding noise from our toddler and flushing our toilet. Nothing ever came of it and it was 1.5 years ago, we tried to be quieter where we could.

We did email a complaint to their letting agents about 2 months ago and they were arguing loudly and slamming doors. Mostly in the day they're fine though, their arguments are just very loud. We just asked for it on file, the tenants weren't made aware.
There's no aggressive behaviour either side, we just don't speak and haven't spoken a word to each other in about 2 years.

What do we legally need to declare to be honest, but also protect a hopeful future sale??

Thank you, it's such a grey area. Aibu to think as no council or police from our side have been involved we dont have to declare it? 😩😩 xx

Yes, you need to declare - the question asks whether there are any known disputes, not whether you have personally raised any. Set out the issues factually and without emotion. You can say that their complaint against you is believed settled as they’ve made no further complaints, and that you have only asked for yours to be noted as haven’t felt it necessary / the noise sufficient to escalate to more formal routes.

Yes you do have to declare if you've raised something but you dont have to declare if someone raised something about you because you're the one that's moving.

It would put me right off to be honest I wouldn't buy a property where there had been a dispute. There's a lot to be said for having a conversation with your neighbour rather than raising an issue.

Im not sure I'd even call it a dispute. We just said they're arguing was loud in the evening sometimes but we haven't taken it any further other than the email to the letting agents and we've never said a cross word to each other, we just don't speak.

I thought I read somewhere the complaint against us doesn't need to be mentioned so I'm going to double check with the EA, thank you.

I bought a house in 2004.
The people who sold it to me never mentioned the fight and assault she got from the woman next door but one.
When i was viewing it she asked if i had kids (i was only 23 then) and said you need to be tough to live here.
I was young and dumb then.
If i would have known the truth i would never have bought it.
I put it up for sale the first time in 2009 it took over 3 years.
Two other houses in the small cul de sac sold in that time.
I found out the woman next door but one who attacked the woman who sold me the house hated other families and didnt want me to sell it in case a family moved in.

We sold 7 months ago, declared it all and the buyers weren't bothered. Sold in about 6 weeks x
