Staging bathroom for house sale advice - pic included

Hi, we live in a commuter town and are about to make a significant move. We retiled our bathroom recently but just need advice on staging. Photographer from estate agent is coming next week.

Im thinking remove everything that is standing/out. We are changing the tap to one a more suitable size (builder bought wrong one), having 2 glass shelves installed where I have indicated on pic and a bathroom cabinet mirror is also going up.

I have show shampoo and conditioner bottles (just amber glass) to switch in also. Plus flowers on toilet ledge.

Plus blindingly white towels will be out.

Anything else?

I will stage the glass shelves with glass containers with cotton buds, balls etc. plus a few posh perfume bottles.

Take all of the shampoo bottles etc off the bath and keep the minimal out

Yup the only things that will be out are the glass shower and conditioner bottles. Plus hand soap.

Hide the bathmat and bin. Remove all bottles apart from your nice ones, and have those uniformly distributed (eg either side of tap). Put things like toothbrushes away, and not sure what's on the loo shelf, but that mirror is too tall, hide that.

Seems an awful lot of effort. I wouldn't buy anything.

Just change the ridiculous tap, and put everything away for photos.

If you really want to get something new, maybe a bath mat to add some colour.

Less is more. I'd only put one towel out and only if you can present it beautifully. One bottle to show where the bottles go- you don't need both S&C.

If I sniff a fake smell I wonder what it's covering. Better to just make sure everything is fresh and clean.

Lose the slightly manky mat and bin.

I wouldn’t do glass shelves personally, I really don’t like them. I think it would be better to leave that space empty.

If you do have shelves maybe add a small plant.

I wouldn’t bother with the tap.

Put a large, round mirror above the sink.

I wouldn’t bother with shelves.

Ditch the bin and all the toiletries for the photos.

Just take everything out.
Put the grey pumps to either side of sink
Loose the toothbrushes
Add a mirror
Is there room for an orchid where the mirror is now?

No need for towels- most houses don't have them for photos

For the new cabinet, perhaps think about one with mirror lighting. They can look clean and chic.

Good lord as you said do carry on with replacing the tap, it looks ridiculous and the water must be going everywhere. Agree with others, less is more.

You dont need a mat or a bin for the photos
It would look much better without them

Yes we have already bought this one. Builders coming tomorrow to install it.

I wouldn’t bother with shelves orbiting g anything new, just get rid of fall the crap around the bathroom and store it out of sight. Get rid of the mirror on the stand and remove the bath mat, add a nice green trailing plant on that shelf behind the toilet.

unf glass shelves are already bought. I personally like them.

Not over a bath?
What if they fall and smash? It would put buyers with children off possibly. Is it a family home?

Very hard to keep clean and smear free if a hard water area

Great spot it’s on the snagging list for builders tomorrow :). Very manky looking as there is glue that needs to be hidden.

Forget the shelves & focus on sorting the dodgy tiling by the side of the bath. Other than that just remove clutter and don’t overthink it. Clean & functional is all that matters, the rest is just an excuse for spending money you don’t need to spend - save it for the new house!
