Landlord help please!

We have a combination washing machine/dryer supplied by landlord.

Installed end of last year, under warranty. Dryer started running cold. Not a problem, washing machine still working. Technician came yesterday. Identified problem. Part ordered, left.

Discovered washing machine wouldn't turn on. Turns out machine has tripped electricity. Can't turn on machine again as far too heavy to move to sort ourselves. Not a simple reset RCD issue.

The technician shouldn't have left our machine like this!

Washing machine company promised landlord guy would come back end of day, as it was his mistake.

Guy didn't turn up, company not engaging with landlord.

Landlord going to make formal complaint Monday and ask again for help.

What is reasonable for landlord to do? Are they obliged to sort alternative? Eg pay for laundrette?

We can't wait a week for a working machine. Dryer we can manage without.

I'm also doubly incontinent, so this is somewhat urgent. Landlord knows this.

I have no idea what we can expect, as we didn't break machine. Apparently original tumble dryer fault was a manufacturing error.

Adding, landlord is absolutely furious on our behalf. Very good usually. Sorts any issues as fast as possible.

I think you’ll just have to suck it up the LL has made all efforts to get it fix

No landlord isn’t obliged to do anything else, he’s gone back to the person at fault and is going to take it further with a formal complaint to get the issue resolved, that’s all you can expect him to do. It’s exactly the situation you’d be in if you owned the property, you chase those at fault and have to make do in the interim. It is so frustrating when things like this happen though so I totally appreciate how annoying it is, we had an issue with ours not long after we bought it and it was a tedious couple of weeks waiting for it to be fixed so you have my sympathy!

I'm not sure what else the landlord can do, it sounds like he has done everything he can to help

If it was your own machine you would be in the same situation, so I think you will just have to suck up paying for the launderette

This. Not having a go, but some tenants do seem to act as though they are living in The Hilton and expect things to be fixed at the click of a finger. At least you don't have the hassle of dealing with the repair company which you would if it was your machine/house. It's annoying, but that's life!

My daughter is double incontinent the washing is extreme, we had to buy a very expensive machine with the largest capacity we could as we were told a standard washer dryer wouldn't last long or be up to the job. Sounds like it may be the case for you if its less than a year old and struggling with its usage, if you get pip there may be charities that could give you a grant to get a better machine? I know how hard it is, I hope it gets sorted quickly do you have access to amazon or a local chemist to get some extra disposable products to help get you through the wait? I have soaked kylies and bedding in a bath before but they are heavy wet so unsure if this would help you or not.

The last machine we had lasted 3 years. Unfortunately it broke due to dodgy plumbing (we lost our dishwasher in the same episode).

This one had a manufacturing fault!

Definitely useful to know about larger capacity for when we move. Thank you.

This all started during one of the lockdowns, so DH and I have had to figure everything out for ourselves. Including what products to buy!
