To ask if your roof has any missing tiles? How serious is it?

A tile fell from my roof and smashed about 18 months ago. It hasn't caused any leaks and hasn't been repaired (scared about the costs tbh)

I thought about it today and started googling and saw lots of articles about the dangers of a missing tile, which can eventually damage the whole roof and/or structure of the house!

The house is only 10 years old so it's bloody annoying. Is it really so bad to have a missing tile if there are no leaks?

There will be a felt layer under the tiles which should keep any water out, but leaving it any length of time is really not a good idea.

It should only cost around 50-100 to get a single tile replaced. Just get it done.

That's what I'm worried about, as a bit of time has passed will this likely have caused a massive issue?

Cost me about £250 to replace a couple of broken tiles in London about 2 years ago.

mental to leave it any longer than you have to - rain will literally be seeping into your roof causing damage??

It’s not going to cost a lot to fix. Just contact a roofer and ask.

And just because the leak is not evident yet. does not mean there isn’t one.

rain will run down the felt and will be pooling in the brickwork somewhere. It could take ages before you notice any damage from damp. In our case it was when we noticed clothes were damp and realised the wall of the built in wardrobe was wet through.

People saying it'll only cost £50-100 to fix only works if someone can access your roof safely on a ladder only. As soon as it's a taller building then you need scaffolding and that adds hundreds (sometimes more) before you start.

But; I'd get someone to look at it and tell me.

We need scaffolding for any work to our roof due to the height so I wouldn't get someone out to fix a single missing tile unless there was a visible leak. But if they didn't need scaffolding I would have someone out asap.
