Need help getting out of a private rent contract

I'm just going to say there is mention of child sexual abuse in case you want to stop reading now.

I stupidly signed a years tenancy agreement on a house to rent, back to where I grew up (it's a desirable area) and family/friends and work are all within 10 minute drive so handy with baby.

I was sexually abused as a child by a family friend in this location and I cannot get to my house without passing the house where it happened for 3 years.

I thought that therapy had helped me deal with it so I could move on with my life.

Apparently not, since I moved here I'm having panic attacks, flash backs, sleep paralysis, crippling anxiety, worsening depression.

I need to get away, I don't have any break clause in my contract.

Speak to your landlord.. When I split up with exh my ll let me out a year sooner than the tenancy end date..

Honestly, I think your problem is that you stopped therapy too soon,before you were ready.

You can ask for the landlord to release you from your contract. They might do it.
Otherwise, can you just leave anyway?

She'd be liable for the rent, she can't just leave

OP if you ask the landlord to relet it you'll only be liable for rent until it's let.

I know she's liable for the rent, she can still leave though. She's only obliged to pay the rent, not actually stay there. Appreciate she might not be able to afford it though.

There isn’t legal grounds to terminate. Your only option is to talk to your landlord. They may be willing to allow you to leave early if they can find a new tenant, so you’d only be liable for the rent until then. Talk to them. Most landlords won’t want an unhappy tenant.

Are you in receipt of housing benefit? It's been a while since I worked in benefits support but there was cases you could claim rent for two properties at once if you had to leave a property and had a contract or there was the option to apply for discretionary housing benefit I believe it was called?
But I would speak honestly to your landlord, you could offer to stay or pay rent until a new tenant is found

I'm not good on tenancies, but you really sound like you've got PTSD. Have you tried EMDR? Can really help with the distressing symptoms you describe. Hope you find some helpful answers.

If you really need to move out and the landlord won't release you from your contract early then offer to cover his tenant find fee to relet the property. It's usually the equivalent of a month's rent. The landlord may be happy to release you if it won't cost them anything.
