to ask if house seller would consider short term let?

Very slim pickings in an area i need to temporarily move to for work.

However some perfect properties for sale but i only need for 3 months or so

Personal circumstances dependent, would you have been interested if approached to stall sale for circa 10 -14 weeks

and obviously the rental income be substantially more ie at least 25% more (work paying) than if a long term rental property

Most people selling property use the money buying their next property, which even above market rental isn’t going to cover.

Plus if I had de cluttered and deep cleaned to prepare my house for sale I wouldn’t want to have to do that again when it was remarketed!

I think you need to ask estate agents if they know of any rental properties coming up to the end of a rental where the landlord might be happy to accept a short term rental.

I wouldn’t as a house seller.
You may damage the property.
You may refuse to leave.
It will be less desirable if there is a tenant living there incase you do the above.

No, because I need the money from the house sale to buy my next home. My belongings and I need something to go.

Probably not; I wouldn't want to risk anything coming between me and my impending sale.
What about an Airbnb?

No. It would be a huge risk for them and likely reduce offerers. I wouldn't get involved in buying a property with sitting tenants.

Sellers would have to Declare this

If you are prepared to pay over the top, would a longer term air bnb be possible ?

i don’t think it’s worth even asking. You have to jump through so many hoops and then, may not be able to get the person out at the end.

just do an air b n b for 3 months or at this time of year a series of short term lets.

It would take too long, and be expensive, to get you out if you refused to leave.

Selling a house is a lot of hassle as it is, I would not want to add being a landlord to the mix under any circumstances.

Wouldn't they have to get gas and electric safety certificates, landlord insurance etc - I can't imagine it being a quick fix for anyone.

I imagine most solicitors would advise against it and mortgage companies wouldn’t be keen either.

Renting involves so much faff, from deposit protection and gas safety checks to tax returns. No one is going to want to do it for 3 months.

Plus they’re almost certainly living in it until they move into their next house, which they can’t do without a sale!

You might have more luck asking a LL who usually rents long term if you can do a ST let. Obvs you’d need to pay substantially more.

Yes, this, but without the bloody 'reaching out'! Just contact them. Or how about looking on spare room sites? I think spareroom.co.uk Some might be likely to do a short term let on there. Good luck!

We did this but for a longer term.

Couldn't find anything to buy OR rent but desperately needed to get to a certain area ready for Y7 applications.

I looked at houses for sale that had been up for 6 months plus and messaged about 5 asking if they'd consider a 12 month tenancy. One messaged back and bit our hands off. I think they had fingers crossed that after a year we'd want to buy it, but I was open with them that we were looking for something bigger to buy.

We lived there for 10 months (but paid for 12).

I just image searched and searched phrases and street names until I found a local woman sharing the add on fb with 'our lovely house' type posts.

No because even though you know you are HK est and won’t mess them about, they don’t

I wouldn’t exchange on a house with tenant in situ

Most Airbnb properties qualify for tax as furnished holiday lets, which is a good deal. One of the requirements is that no let is over 28 days, so a responsible Airbnb owner would not do a three month let. We don't.
