Would this put you off buying a house? (And what can I do about it)

We are trying to sell our house. I think it has a lot going for it, we’ve worked really hard on it and it’s marketed as “immaculately presented”. There’s new extension, new boiler, new bathroom, new kitchen, in a desirable location. End of terrace.

Our neighbour is nice enough but smokes weed pretty constantly. Its stinks. He smokes mostly on his terrace behind so if any of the back windows are open, or being in the garden/on the street you can smell it a lot of the time.

if you came to a viewing and the neighbour was obviously smoking weed would it put you off in this case?

and WIBU for us to give him a heads up about when viewings are , maybe ask if he would mind not smoking it outside during that time?

he is generally very nice and we have no issues apart from this - I don’t want to piss him off by insinuating he stinks and might hold us back selling our house

It wouldn’t put me off at all, but then I have a positive view of weed. I’m sure it would put others off though, so, yes, I’d have a chat with him and ask him not to smoke it outside when you have a viewing, then tell him in advance if each one. I can’t see why he would be offended. Everyone knows that it’s sweet characteristic smell carries.

Would put me off too.
We have it right now from an upstairs neighbour, though weirdly we don't smell it outside but when we are going from the landing into our bedroom. Must be coming through the loft space I suppose.

good time to sell as nobody expects to have windows open in Jan and they wont spend ages looking in the gardeb

I wouldn’t give a single shit about living next to weed if it didn’t smell so repulsive.

This is MN. The anti-drugs hysteria is wild on here. Not even the people I know IRL who've never taken drugs froth this much about them.

OP if it helps I wouldn't especially care, a nice weed-smoking author/lecturer sounds like a perfect neighbour tbh. The thought crossed my mind that you may live next door to one of my friends as several fit that description.

I would find it off putting, the smell of weed is nauseating and it lingers for a long while, my neighbour smokes it in his back garden occasionally and I can smell it even as I’m walking towards the house
I would ask him not to smoke it for at least a couple of hours before a viewing

Really? You might not be bothered about the smell, or not being able to open windows because of the smell or the smell seeping through walls/fireplaces so your own house constantly stinks of it?

What you do in your own home is fine, but when it impacts on other people, it’s wrong and bloody selfish.

You have also seen from the response on this thread that people don’t want to buy a house next door to a dope smoker.

We had a dope smoker next door but one. My poor neighbours house stunk of it all the time due to the chimney breasts being next to each other. The smell literally came through the walls. At one point, she took to smoking it in the back garden in the evenings. This meant that I couldn’t have the bathroom window open or my sons bedroom window. She didn’t last long doing that though. I gave her one polite warning and the second time she did it, I turned my hosepipe on her. It was very unfortunate that she was in the way when I was watering my garden.

We were all delighted when she sold her house and pissed off to Spain. It’s been lovely since then.

I wouldnt be bothered with weed, but I am still surprised people are so adamant that they cannot live next door ro it. Repeating myself but I'd take it over a yapping dog and tge backdoor slamming 25 times a day.

We aren’t going to deny he does it, if someone e asks “what are the neighbours like?” We will tell them truthfully.

I don’t see the issue in getting them in the door without smelling it and at least looking at the house when it might not be a deal breaker & anyone could get a smoker move next door wherever they are (like happened to us)

and we’ve spoken to him and he’s agreed to be generally more considerate so how is that a bad thing?

I get on really well with my neighbours, except for the 1 selfish dope smoker. I’m not too fussed that a ‘random’ on the internet has a view that I am delightful or not.

The couple next door to me smoke weed, I don’t really mind it but sometimes it does smell stronger than others. Guess it depends on the type they’ve bought. To be honest when I next move house I would prefer to not smell it, but if I liked the house enough I know I could put up with it. Most weed smokers seem to be quiet which is preferable to the neighbours I used to live by who would drink and play loud music into the night. I’d rather the smell of weed every now and then, than to be kept awake until 2 in the morning!

This happened to a friend of mine who lived next to an absolute nightmare dealer people going in & out etc, she really didn't get on with him though, desperate to sell she just sent him a message that official people were coming to visit every time she had a viewing - he wanted her gone too though so probably suited him.
Yes definitely would put me off but then, neighbours usually do - you never know what you're going to get do you

It would not put me off. I'd be more concerned about how often neighbours have BBQs - they really stink and are way more bad for health.

I also would have no issues in 'deceiving'... It's not deceiving - it's selling your house. It's up to the buyer to investigate. I would only offer the info if asked directly eg 'is that weed?', or 'what's that smell?'.

I don’t care that people smoke weed. I care that I have to suffer the stink bit like smokers. If they could all just do it in air tight purified rooms that would be fabulous 😂. At least if the neighbour does coke I don’t have to smell it so I’d have no idea.
