To think paying a years deposit upfront

Might help me today with a house I'm going to view to rent. I've been unsuccessful in getting any viewings on 3 bedroom houses. I am able to offer 6 to 12 months rent upfront as I can't get a guarantor either. Do you think this might get me a chance? I work 24 hours a week and I'm a single mum.

Thank you. My 2 children go to the local school and its right near town and close to my work.. I know I'm good and responsible and my rent would always be paid. I know that my dad would guarantor me. But he's retired. He has savings but I don't know to what extent. He would always help me in a crises. But I've never been in one and I'm 35. Always paid my bills. Its hard isn't it. There's a large shortage of houses and so many people scrambling for a home.

Absolutely sometimes people just need to be given that chance as a majority of people are good. It's not easy to hit Al the requirements. Like the people who could guarantor Me are retired and I can't ask my sisters and friends who also have rent and mortgages. I seem to land right in the wrong place

That's great as you can show your credit report to show you always pay on time and details of child maintenance etc. I think paying up front is a great idea. Landlord will love it as they can stick that money in a savings account.

My friend doesn't have a Uk income (American) so always has to pay 6-12m upfront when renting

Ah ok interesting there's a mixture of replies. Am I able to say between 6 and 13 months rent. I am actually going for an interview today for more work too so my life is changing in different ways. I just want a chance as me and the kids are living with my ex at the moment and it's not ideal.

If they agree to have you but want 13 months rent then I'd ask for a little discount on the monthly amount (AFTER they agree to have you)

Make sure the Agent tells the Landlord this, that your lack of references is because of this and no other reason.

im curious as to how you still get UC when you have £12k savings though .
Also I don’t think UC will pay towards your rent if you have paid upfront . Maybe be wrong but I’m sure you have to pay monthly for that .

I won't get uc to help with rent..I'll get £900ish for having two children and lower income. I can have under 16 grand in savings to get uc.

I intend to come off uc all together as I work more. Its like a gap stop in my life. I'm actually being interviewed today for an extra £250 a month job. I'm trying to do all the right things.
