Housing Association Repairs….unsure what to do

Sorry this is a long one!

I’m in a HA flat, ground floor
I’ve got damp issues, small holes and splits in ceilings and doors, infested with cellar spiders to the point they’re under beds, in cupboards and drawers and in my wardrobe
Ive got mould growing in my drawers

I follow all instructions and keep property ventilated and well aired yet still the damp will not stop. It grows on my skirting boards and all over the walls in corners. I’ve used HG Mould spray but it doesn’t stop it coming back it just moves it, and in turn takes my wallpaper and paint off the walls

HA come round and fill in the holes with caulk for them to open up again 10 days later, they’ve done a damp treatment on one wall in one room yet my house is still riddled

Issue 2, wet room was fitted by adult services before I moved in and I wasn’t told of all the issues, I’ve got a formal complaint ongoing because it floods, there’s a rotten skirting board in there, ceilings absolutely full of mould and it’s ruined my carpet in the hallway, the floor doesn’t dry and I’ve literally got black mould growing on the floor. Been told today that it’s highly likely that the wet room would only be replaced for another wet room, which will just restart the cycle as the bathroom isn’t even big enough for a wet room, my plug hole is in the middle of the room and I have 1ft of flat floor before it starts sloping and it makes absolutely no difference. The bathroom is that damp it absolutely stinks.

Im at the point now where I hate this house, I’m greatful to have a HA flat in a rental crisis but I hate living here. Im worried about the mould to my daughters health, I’m sick of seeing fucking spiders, I’m absolutely fed up of having a smelly mould hovel. Is there any further help out there as my HA are notorious for botching and patching up jobs to save money. I’m just desperate. I want to make it a nice home but it seems to be crumbling and rotting from the outside in

Have a read of this regarding making a complaint and eventually on to Housing Ombudsman

I'd also suggest finding your local councillor and meeting them to discuss. Good councillors will be dealing with a lot of this type of thing and will know likely know the actual people at the housing association. Some MPs can be very helpful at this sort of thing as well.

If the HA have come to fix the issue and it's still getting worse you can sue them. As they're a big company they are much more likely to pay for the damages than a private landlord as there are thousands of complaints like this accross the UK.
There are a lot of solicitors who specialise in this but you should make sure they are SRA regulated so you know you can trust them.

Call them and speak to Luis Moragues he's the team leader and he's really friendly - he can give you advice on what you can do.
If you do get your claim settled you'll receive a lump sum in your bank account to pay for the repairs.
