We've exchanged contracts on the sale of our house - completion is in two weeks (we're in England).

Pre-exchange we accommodated multiple viewings - of course. We felt it was just part of the process and seemed fair enough.

We exchanged at the end of July. Since then, the buy has asked for (and we've accommodated) two more viewings, one really last minute while they knew we were on holiday and away (but we figured it out so they could come) and the second time one afternoon on a day they knew was a working day for us but was the only day/time that worked for them. We accommodated. They were here for four hours (the house is a pretty regular 4-bed detached house in a village - not some pile somewhere with a million rooms and corridors).

They're coming again today - for the third time. They've even asked me to push out a work call I have in case they need longer than 90 minutes here (I told them about that to try to get a sense of how long they'll be here for).

AIBU for feeling really quite put out??! The house is utter chaos - boxes everywhere, dust all over because we're actively packing. It doesn't look good at all and it's really stressing me out. I have been up until god knows what our the past two nights and up with the sparrows the following mornings trying to make things look a bit neater (not sure it's made a difference) but the more i do the angrier I get about it all. To top it off, the buyer sent us an email last night essentially saying "see you tomorrow" but jibed that "I guess you're more relaxed than we are". Well that's set me right off. I'm absolutely raging - they have no idea of all the shit going on in our lives at the moment (the house move is only one element and probably the least stressful one).

Please someone tell me I'm not being over-sensitive and they're truly CFs. Being tired and cranky isn't helping me no doubt, but we wouldn't dream of heading to our sellers' house now, when we'd been twice post-exchange already and when completion is in two weeks, so this is really pissing me off. I really need to not lose my shit at them when they rock up later this morning. Eeeeek.

I moved house 6 months ago, and I would have absolutely said no to this. They have had enough viewings.

I have moved quite a few times. I have never asked if I can go round to the house I'm buying more than once and always at the seller's convenience. I only remember once anyone asking if they can come round again and that was for a very quick measure up to see if curtains etc will fit. Your buyers need to go through the estate agent and make an appointment with the agent to show them round, which can then be done while you are out.
Just a note here, I never showed potential buyers around. I always gave a key to the estate agent and made sure I was out when there was a viewing. Could never see the point in paying an estate agent then doing their job for them. Sold very quickly.

My in laws were the nightmare buyers/sellers.

They were buying from a colleague of my DH’s and she was really accommodating. Let us have the keys early so we could give it a clean (it had been empty for a year) and measure up etc.

Weekend before the move we went to help them pack to find there had done next to nothing but said it was ok as their removers said they would help…

On the morning of the move we were working but texting them to see how it was going. MIL let slip that they planned to go back the next day to get anything they left, I asked had she cleared that with the estate agents as they won’t own the house tomorrow/are the new owners not living on (it was a second home so they were not coming up for a few weeks apparently). MIL went quiet so I rang my DH and made him ring his mum to make sure she knows she can’t go back the next day.

After work I rang to see how they were getting on and to say I was on my way over to help them unpack. MIL said the estate agents were telling her they had to hand over the keys by 5pm (it was 4pm) and she was telling them they were far too busy to do that! She thought that was reasonable as they were moving house. I told her I would take them so have them ready. When I got to the new house she hadn’t even got all the keys together and her and FIL were going through various pockets to find all their keys and take them off their key rings! I took them to the estate agents and it was only when I was driving back I remembered they hadn’t given my the fob to their garage. It was still in their car.

When I got back to help unpack the removers we’re still bringing in boxes. They had all their men pulled from other jobs as they finished to help. I overheard them saying how they had to help them pack on the morning still which they were not expecting.

But I think they are seeing how far they can push you.

Either for their own perverted pleasure or :-
There may be some final ploy they have in mind, such as "but no, you said you were leaving the 70inch TV, it is fixed to the wall"

Why are you even entertaining contact with them?! All comms to go through the estate agent (assuming you have one). That's what you're paying for!!

Many of us who are NOT FTB are sick of the whinging sanctimonious outcries from your supposedly hard done by generation. Yes, I am one of those who has allegedly over-inflated the market for you (although we worked hard and long to buy our first house, 5 years after we married), but my daughters are not. All 3 of them have succeeded in buying their first (and for one, a subsequent), property without any help from me. They and their partners also worked hard for that. Some people need to relocate for business reasons; you seem to assume that the OP is doing this because she is somehow being elitist. The chip on your shoulder is showing!!

hahahah it's not cheeky! they are about to spend hundreds of £thousands on a house. seriously, do you actually think this is a seller's market right now? if you sellers are going to be this arssy i can't want for your homes to crash in value. because see what buyers will be like then. these are people who are making a big financial decision. if you don't like the process of selling, then don't sell. if a seller refused me a viewing, I'd pull out in a flash. what they hiding exactly?

You’d pull out and forfeit the 10% deposit you’d paid?

Im buying at the moment... I have done the first viewing, then a second just to make sure it definitely was the right choice then.... Well what do i need to see after that!? If anything the length of the process has been killing me. Property is empty. I have to be out of this one end of aug and still no completion!! Both us and the seller want this wrapped up asap as it's been on the market since the beginning of the year and im desperate to move. Certainly haven't got time to faff over 4hr viewings and the one im after is empty! Dont know what some people are on but your buyers sound batshit and frankly weird and needy! Im making zero plans until i get in there and it's mine.

I hope your buyers now leave you in peace to pack, OP.
When we bought, my DH viewed while I was at work. He'd viewed a few but this was the only one he liked and it ticked the boxes. So the lovely sellers agreed to my viewing too during my lunch hour the next day.
I felt hugely cheeky asking a couple of weeks before we completed (after exchange - there was a gap as we were waiting for school holidays) if we could pop round as we needed to get curtains. Sellers said yes, we popped round and were probably in no more than 15 mins. And that included giving them a new home card and wishing them well.

Just say no. Our buyer asked to come round after exchange. We weren’t in but we let the agent have the key. The buyer went round the house taking photos which he then sent to me complaining about the mess the house was in. Instead of giving us the fortnight I’d asked for between exchange and completion he’d given us 3 days and it was a real struggle to get the house clear in the time. I was not pleased with the buyer or with the agent who had facilitated the dreadful behaviour. Left a nasty taste in the mouth and almost spoiled our last three days in the house that had been our home for 30 years.

I was a first time buyer at the beginning of the year and bought a house which was vacant. The seller was fantastic and we swapped numbers, which was incredibly handy because I had lots of problems with my solicitors. Anyhow, I think we went round again twice to take measurements and then double check measurements (turns out OH isn’t so good with a tape measure). There was absolutely no point in going round anymore though as we weren’t going to order anything until we got the keys incase the house fell through at the last minute and we’d be stuck with and nowhere to put it.

I worked property law for years and quite frankly I’m still amazed at the weird things people do while buying/selling property! The bottom line is that you have exchanged contracts - they cannot back out now (well not without considerable financial penalties). Make whatever excuses you want but tell them
No More Viewings!!! Get your solicitors to write to theirs if needs be and make it clear that these demands are totally unreasonable.

I think that poster is extremely naive to the house buying process, and presumably feels aggrieved as (an entitled) someone who is wanting/failing to buy. They made themselves look a bit silly.

it's no different for the seller and them losing their money. but there is no way it is ever a good idea to piss off your buyer, especially when you don't know their financial limits (they may be in a good position). and don't be naive, lots of people pull out of house sales.

I honestly think it’s fair enough. Other than asking you to push your meeting out. That’s weird. But think about how many tens of thousands of pounds we spend on a house. Hundreds of thousands. It’s a huge purchase. It’s not unreasonable to want to come over and do things like measure up. Multiple times.

I don’t understand why you feel the need to tidy or host them though. Just let them in and offer a coffee. Let them get on with it.

I’m amazed you’ve accommodated them to this extent already! They’ve had much more than they’re due from you.

Get your estate agent to cancel and tell them no more - they can earn their fee by protecting you. They should have done this sooner.

I had an estate agent years ago tells it’s bad form to do this when I wanted ONE extra viewing after the offer was accepted.

OMG! I got angry just reading this FFS! No way!!just bloody cancel them! Say it’s impossible and you can’t spare the time! It’s chaos and they’ve been round enough, and now you’ve exchanged there’s no going back, they are being ridiculous! I remember my buyer wanting to do the same after exchange and I told the agent no. Ad someone else said, you owe them nothing and if they haven’t managed to measure up in the previous times they’ve visited then tough! Don’t answer the door and say you got called away lol

I really hope all goes well, we had an utter shit show when we sold 14 years ago and I was 34 weeks pregnant when it finally went through. Xx
