To not let the site manager send trades round when he pleases

Bought a new build over a year ago. Still got a list of snags to be fixed. Initially I was very accommodating to all the ad hoc requests thinking it’ll only be a few months. Since then it’s become clear they are dragging their feet, I spoke to the site manager to explain that whilst during the week when not physically in work I’m actually working. Usually back to back meetings and long days so please could be provide notice to when the trades people would be turning up. Not all trades wear uniforms and it’s often what seems random men turning up to my door to be let in. Site manager seem to understand for about a second before it started again.

Today I got a text the painters are on site and need to come round today or tomorrow. Problem is I’m in back to back meetings, which I need to be in. A pile of work to do and I don’t need the distraction. Plus surely he knew earlier than 10 today they we about today/ tomorrow.

Am I unreasonable to reinforce to give me notice. Usually when I don’t respond he sends them anyways.

It's actually very possible he didn't know earlier than 10 today - it's very very common in construction for small jobs to be squeezed in between bigger, more profitable, projects so they basically roll up when the last job is finished and they have a couple of days before the next one starts. Advance notice costs money and for snagging the site manager won't want to pay that sort of premium (whether he should or not is another matter).

The site manager/ new build aren’t paying the trades properly according to them. It’s actually been like this the whole time even when the trades were on site full time for the other houses

I also have a new build and this is SO annoying. We had a joiner turn up unannounced at 7am once. Equally I spent two bank holiday Mondays sat in waiting on a tradesman for snagging only to later find out they took the days off last minute. The developers have no respect for your time. HOWEVER, any chance you could find another workspace for tomorrow and just get it over with?

My commute to work is actually 2 hours so it’d be a nightmare and work in high security environment so not allowed to work in open spaces as it’s a security breach.

I think because I’ve been doing it 14 months and realised I’ve only closed 30-120 snags it’s actually starting to grate on me. Plus they have found some questionable tradesmen which I’ve felt unsafe around.
