Would being served a Section 21 affect my chances of renting in the future?

Really nervous right now and thinking all sorts. Basically we were served a section 21, not much reason given except there'd been a change of circumstances for the landlord. We've lived here for 4 years, not been many issues (rent always paid etc) until lately - repairs needed doing but landlord wouldn't do them and it was all starting to go a bit sour so we were looking to move anyway. Then we got served the S21 so have been looking for somewhere else.

Anyway, we have found a perfect house near us and have registered our interest, filled out all the paperwork. Had a call this morning from the agent saying LL wanted more info, one of the questions being why were we served a Section 21.

This has instantly made me nervous now and making me think that the fact we have been served will affect us renting anywhere else. Will they be thinking we are bad tenants? Or is this a standard question that is asked if they know potential tenants have been served? Sad

Any advice would be great

No it’s a “no fault eviction” notice. Ie you’ve done nothing wrong but the landlord wants the house back

Section 21 is no fault

The agent we’re clumsily asking why you are moving, is your current landlord reference going to be ok.

Be honest
It’s not your fault that your landlord decided not to repair the property you live in, or didn’t have the funds to do so

I don't even think we would get a good reference off this landlord, despite never missing a rent payment. It's the issues with the repairs that are making me think he won't. He has tried to blame us for pretty much everything when genuinely we have not been at fault. He's been really unpleasant, along with the letting agent. So now I worry this will go against us.

The new letting agent told us she would relay the information to the LL and he would have a think and come back to us at the end of the week. This is making me think he is having doubts?

Your existing landlord would be a fool to give you a bad reference unfairly or refuse to give a reference at all, above all because making it hard for you to find somewhere to move to increases the risk to them that you will refuse to leave when your notice is up.

A "no fault" notice is exactly that, you're not being blamed for anything.

Is your contract with the landlord directly or through an agency? If the latter go to them for a reference.

Potential future landlords are interested in three things, will you pay, will you trash the place and will you piss off the neighbours. A "no fault" notice doesn't imply any of these things.

I doubt you'll get a bad reference. LL has served section 21 which means he wants you out (maybe needs you out for financial reasons).

Giving you a bad reference may prevent you leaving which would only hinder him.

He’s got even more reason to give you a good reference, as his section 21 could be invalidated if you have proof of reporting repairs not done

I'd be as open as possible with new agent about the repair issues, what they are etc and the subsequent relationship breakdown and how it's led to you being served with the S21 and looking for somewhere else.
