To ask your collective advise on my kitchen plans

This is the new plan drawn up by our lovely architect for our ground floor.

What would you change? Tempted to make the kitchen straight line and put tiny utility nook as opposed to its position in drawings.

please help me optimise my house - I’m so anxious I’m going to get it wrong

I have a similar kitchen layout - but I have an island rather than a peninsula. It works better for caring plates from the kitchen to the table.

the downstairs loo is big - will you use the shower? I get much more use out of the utility room and have big larder cupboards in there as well as the laundry and a sink.

I would love an island but we have the supporting beam running in and worried it would break up an insland rather than being at the end of the breakfast bar - what do you think?

I don't like where the utility is positioned. I'd prefer direct access via the kitchen, and in an ideal world for the utility to also include an external door.

Swap the kitchen with the living area and have a concealed entrance to your utility, ie. Some cupboards are false and are actually a door into your utility.

Have you costed getting rid of the beam - steels in the ceiling instead? Expensive I know! I got a picture frame beam for my extension and it was wildly expensive

What do you use the reception room for? If its just another tv room/snug I'd be tempted to move the open plan living space there (bigger) and reconfigure the kitchen diner...

The reception room is currently a home
office.
Both me and DH work froM home so need a wildly extraviheng two home offices. But I am very open to your suggestion, where would you put kitchen?

The utility room would be much too small for me. I'd slide the wall with the sofa on left to get a bigger utility and a djust the kitchen diner.

In total £65k for the building work. That was a 2.5 X 5m extension to the back and a 2m x 5m extension to the side.

Ah ok, for all our ground floor work including garage renovation & fitting kitchen, bathroom and utility and steels is around the same, don’t think I can afford much more !

Because hubby is disabled so we hope it doesn’t happen but if for some reason in the future he can’t do the stairs we will use reception room
as bedroom and future proofed with downstairs shower. But otherwise I’d agree!

I don’t think that’s a very user friendly layout really, part of the kitchen in what looks like circulation/access space could feel a bit odd. Do you have a detailed kitchen layout?

That’s is a good deal. My price was just building works - electrics and plastering. Kitchen flooring etc was additional to that. In total the project has cost £110k - that includes furniture.

Does the reception room need to be so big? Could you move the wall making the kitchen bigger and reception room smaller?
Otherwise I think your plan looks good.

Another vote for making the reception smaller and making the right hand side the dining/living space (ideally incorporating the current conservatory). This would enable a decent size utility/pantry accessible from the kitchen.

Is there a reason why there are 4 doors in the utility/downstairs loo area? That is going to make the space feel cramped and be really annoying. Not enough space to iron in the utility room so you'd have carry laundry through 3 doors to take it somewhere to iron it.

Have you visualised doing tasks like bringing shopping in, hanging up coats/bags, storing dirty boots/wellies/shoes, using the space if your dh does need to live downstairs? In the latter situation is it better to access the downstairs loo from the office rather than negotiate sharp bends and 2 sets of doors?
