Would you take a reduction on your house for sale?

We love this house and we know realistically they probably won't drop. It's beautiful, perfect for what we need. It's been on the market a month at 385,000, our top budget is 350000. Do you think realistically we have no chance?

They probably won't take it unless it is actually overpriced but it's always worth to ask?

That’s quite a sizeable decrease in price you’re wanting.
Do you think it’s overvalued?

You can but ask. Don’t be aggressive - explain it’s your max budget and that you’re proceedable, won’t mess them around etc

I doubt I'd take such a drop after a month unless I was very desperate for a sale. If I was you I'd ask but I would try not to get my hopes up.

It's worth a punt. In the current housing market you might get lucky especially if they are suited and want to get a move on. Agents routinely over value for the first 6 weeks or so to test the market.
I took a big drop during lockdown to escape nightmare neighbour but we had the added bonus of no stamp duty when we bought.
Make the offer. You have nothing to lose.

Unlikely that they will drop it after only a month on the market. They’d probably leave your offer in the table and see what else they can get. Can you proceed? Are you chain free? That might help
