AIBU to ask who's responsible if a window cleaner falls off his ladder on your property?

We have a new window cleaner starting that many people in the area seem to use. He uses ladders. I suddenly thought, what if he falls on my property and hurts himself? It got me panicked. Would I be accountable?

as others have said, your home insurance should cover you for anything related to your home, but he should additionally have his own insurance.
Ask him what insurance he has in place.

Window cleaners don’t use ladders where I live. I thought there were regulations on working at height, though perhaps it’s different if you are self-employed. A ladder can only be used up to 13 feet or so. Window cleaners use those poles from the ground.

They use ladders here, although there are some that use jets/poles. We are a terraced house

A 13 foot ladder plus the height of the window cleaner has got to be more than enough for all but the stately homes imo

Are you in the UK? Is is some kind of local town rule that they can't use ladders, that sounds very micro managing, how is it enforced?

You've got to admit that it is a bit of a daft question, as PPs have pointed out unless youve pushed them how would it be your fault?

Our (ex) window cleaner fell off his ladder and ended up having to have his leg amputated. It does happen (thankfully not at our house)

Luckily he missed my car. (adjacent driveways)

Was useful as I was able to drive him to A&E.

I think it’s a perfectly reasonable question. You might be deemed responsible without it being your actual fault. In this case, it’s fine, though.

Yes, I’m in the U.K. Never seen a window cleaner with a ladder in years. 13 foot isn’t very high at all.

You say that. My stepdad fell off his ladder cleaning windows and smashed both his ankles. So while quite unlikely, not impossible

it's a reasonable question as people do worry about being sued. not everyone carries adequate home insurance to cover people who injure themselves on your property (friend who tripped over uneven paving stones, claims back injury) even if you don't push them.
it's certainly a thing where i live and neighbors will mention which fellows carry or don't carry adequate business insurance.
dh is on top of h&s regulations and certainly checked how some fellows who did roof work were tied off.

You don't really get insurance policies that pay you compensation for injuries you cause yourself. Everyone would be flinging themselves off a ladder whenever they needed a couple of grand.

Ok so not that they don't exist, I was wondering where there was a place where there were no windows cleaners with ladders

I'd be amazed if there are literally none, I'm sure my area isn't unique in having window cleaners perfectly capable of cleaning upstairs windows with ladders they can't all be working unsafely

The company I use has only recently stopped using ladders and now have a squirty system, I think I could do that myself!

Our last window cleaner used (and still uses) ladders. No idea about the legal side but if a carpenter drilled through his thumb on your property you wouldn't think you were liable, would you?

Because he'd be on her property, and you frequently hear stories of people being sued when someone gets hurt on someone else's property.
