To think someone will buy my house?

So my neighbours are awful - scum essentially. And I know that's mean, however it's true.

Their garden is full of moldy clothes left out over winter, rubbish, array of terribly built buildings and a gross hottub.

I also have a complaint made against them as they were noisy last year I was so anxious (as my baby was incredibly poorly so I didn't have any energy to speak to them about it). I known i have to disclose - I complained about a preteen shouting in the garden at night, rather than any music, so I can word the dispute as resolved as the preteen is now a teen and less likely to be screaming). I haven't complained about music they play, though I'm aware neighbours have..

I really want to move, it was going to be in a few years but realistically I don't think my anxiety will cope so I need to move ASAP.

But who's going to buy my house?! I wouldn't if they were there when I bought it (the moved in after the last council tenants were evicted for subletting).

Surely somebody will buy it?

(I don't want to hear lots of 'I wouldn't buy it's I know) I'm more looking to hear of if anyone - at all - would buy it?! Would a landlord buy it? How do I find someone to buy it?

Yes someone will buy it but realistically in this falling price environment you will get less than you expect.
The good news though is that properties you are looking to buy will have fallen in price and you can bargain there.

There's an almost identical house for sale 1 Street back sold for £205k 6 months ago. Our other next door sold for £185k 18 months ago, so I think that's more realistic, then with the house drops, then reduced to £160k with negotiation/bad neighbours.

That would leave us just over £65k equity - any less wed struggle to buy another house I think

I was going to suggest this too. Our local council is keen to buy up housing in areas where they already own stock

I've dropped an email to the estate management team, thought it's been extended and 25 years since it was a council house. So I doubt they'd buy it but I guess it'd worth a shot.

Contact your council housing department and ask them if they will buy it back - lots of them do. Good luck

Spoke to council - they don't do the buy back :(

Do they go out at certain times? Arrange viewings when you know the kids are at school and the parents are out?

id actually be tempted to say to them that you are attempting to move, you know they’ll be happy with that so if you let them know when you have a viewing could they keep the noise down so you can do them a favour and bugger off sooner

Do you have a solicitor? You can always auction a property or use a company that buys any property.

I spoke to one of them today - they offered us £70K less than the property is worth. I can take a financial hit to move, but thats our entire equity, so cant afford that unfortunately.

Annoyingly - the people who are causing the noise don't actually bloody live there!
The older kid (late teens/early 20's) has shacked up with a slightly older woman with 5 kids - none of which seem to attend school so their either homeschooled or bunk off.

They don't seem to be doing it maliciously - they just are bloody inconsiderate and the lad thinks "theres no point playing music if the base doesnt shake"

No because i don't want an ongoing dispute, the dispute we have is the teenage girl screaming - which has stopped as shes grown out of it.

I don't want to open another dispute that i'd have to declare.

It makes me mad that people have to put up with this shit and it seems there is nothing you can do about it .

I haven't looked into it, realistically i need to guarantee a specific amount of equity - can you put minimum sales price at an auction?

Complain to the LL about their tenants; give details and dates, show pictures and request a written response

You will have to declare dispute to buyers , but then you can say the matter is currently in the hands of the property owner.

Some buyers who intend to let, won't be living there themselves so less concerned about bad neighbours

Just put it on the market, price competitively no more than the last similar property sold for and see what interest there is. Never lie but not everyone will ask about neighbours
