The house is 70k, its been up for sale 11 months. Would 60k be too cheeky?

I'm in a very tight situation, I'm paying cash but having to scrape to get more than 60.

I'm thinking if it's been up a year they'd be happy with a quick sale for a bit less?

That is why it's been up for sale for so long then. It's really hard to sell a property with a tenant Insitu but if they are a good tenant it feels mean trying to get them to leave, especially if new LL would only be putting a tenant in anyway. A property with a tenant Insitu usually gets sold a bit cheaper. Unlikely a person would purchase it to live in themselves as it would mean court to evict tenants.
