Personal insults by landlord

In the context of a heated discussion about being constantly left without hearing and hot water in the property I pay £900 a month to live in, due to a dodgy boiler, (it's broken 5-6 times this year alone for context), the landlord has just called me "a barking nut job" on the phone. I was absolutely stunned into silence and said "sorry what did you just say to me?". He said, "I said you're a nut job, and I couldn't care less about you". Then hung up on me.

What the fuck??! This is surely not OK?

Quite recently but prior to that I have no idea

By law, deposits need to be lodged with and kept in a deposit scheme. It both protects the deposit itself (the landlord can't refuse to give it back at the end of the tenancy because they've spent it) and your rights to it (e.g. the landlord has to prove any deductions from the deposit at the end of your tenancy, and you can dispute them - the deposit scheme is an independent third party).

Your landlord should have given you some correspondence to confirm which scheme your deposit is in. If they fail to do this you can claim several times your deposit amount from your landlord. Citizen's Advice or Shelter would be able to advise.

I am glad you have environmental health involved. Please call Shelter as well. You should not be subject to abuse. Please get a carbon monoxide meter. If the boiler is defective, it maybe leaking. I had one that was, and a gas leak in another property once. Those near miss incidents left me super cautious about gas appliances now.

Landlord here

That is despicable behaviour on his part

If you look up .gov uk website on renters rights and go from there

E mail :

All you concerns and problems repairs so far to create a paper trail

Just send facts no emotions

Add times dates boiler has been 'fixed'
Inconvenience, time off work etc

Still not fixed etc
You need a paper trail for prosecution from the council. And he will get some pressure from them and can be fined up to 30k if he hasn't provided you with the following

You should have:

Deposit in a scheme like tds with confirmation
Carbon monoxide detector
Smoke detector
Eps certificate
Gas safety cert
Elec cert

Workable heating and worthy electrics!
