Shall I dispute this

Just wondered what people think. My landlord wants to raise my rent by about £70 a month. I understand that rents are rising at the moment and he says it would be in line with the market value but looking on Rightmove at houses of the same rent as this that are the market, they are all done up and have been new decorated/renovated.

the house I am renting hasn’t been modernised and no improvements have been done since I’ve lived here or I think since the landlord bought the house 8 years ago. Aibu to not want to pay the rent increase when there is nicer houses on the market for the same as he wants me to pay? I’d be worried about giving notice without having anywhere to move too as said houses seem to be going snapped up quickly

I feel for you. Top money should equal top property standard.

It may help here to think how to play this.

What is your relationship like with your landlord? Is it through an agent?

No harm in talking to the landlord and trying to negotiate a smaller increase. You could show him one or two of the improved properties you've found, and remind him of your excellent record as a tenant (rent always paid on time, been a decent tenant for x years and so on).

Agree - but I'd be tempted to move myself.
Your landlord should be maintaining the property - are you telling them when things become faulty or need refreshing? Too many times tenants are afraid to tell their landlords to fix something that they are responsible for! Get on their case about it, but also maybe consider somewhere else.
