Would landlords take advantage if mortgage rates decreased?

I mean, are landlords honestly likely to reduce rents if their mortgage rates come down? I can't see it happening. I worry about this as a renter. I wish there was an independent body that regulated rents! My last landlord increases rent by 20% last year so I had to move, despite his mortgage being paid off. So tired of having no money.

That's a loaded question.
I'm a landlord and despite huge cost increases I have kept the rent below market rent.
Most pensions are property investment portfolios.
A sensible landlord will keep a good tenant long term. Marker forces dictate this not evil money grabbing landlords which seems to be the popular dictate here.

Exactly. My landlord doesn't have a mortgage and put prices up by a crazy amount because 'he wanted them to be in line with the rest of the street'.
