I don’t want to buy a house directly opposite affordable housing

I have name changed for this because I expect to get annihilated.

DH and I are considering reserving a plot on a new development. I think all developments now need to have a certain amount of affordable housing. Our first choice of house would be directly opposite three affordable plots and this is a real sticking point. DH is also wary. There were originally 8 plots with our preferred design of house, they have all sold except this one and I suspect that’s the reason.

Of course we could always go with our Plan B type of house round the corner, but that seems such a shame. When we bought our current home, 12 years ago. One of the mortgage questions was proximity to any affordable housing, so its clearly an issue.

Am I worrying unnecessarily?

"Affordable" housing is typically owned at a discount(15%) or shared ownership, not social housing. Most new developments have a requirement as part of pp. However you may also have privately owned neighbouring properties, leased out to council for their tenants and be unaware when reserving.

You've provided about the 15th "definition" in this thread. Basically, everyone thinks they know and everyone else disagrees!

I used to live in an ex local authority flat totally surrounded by social housing. Never had any problem getting a mortgage on it. Give your head a wobble. Do you think only drug dealers and people with ASBOs live in affordable housing?

Well it is area dependent I live in a housing association house ,for years we had few problems ,but for the last year or two there have been some problematic behaviour ,most of my neighbours are fine ,but the odd few have been causing a lot of problems

I had this and there sadly is a lot of anti social behaviour. On the estate you could tell which ones were social housing as the outside was never maintained and rubbish collected outside.

Now I am the product of social housing so I'm not being snobby. Just stating my experience where I've lived at 3 assesses and experienced the same thing each time

My MIL only considered new builds (apartments) where the social housing element was actually in a completely separate building elsewhere.
Some people care very much about such things and it therefore can impact property values so is worth considering as houses tend to be our largest investment.

I would do your research on the HA who will run it. Some are fab and I would have mo issues buying next door to one, others are horrendous. By fab I mean are no nonsense with ASB etc. My own HA are no nonsense and they don't mess around if a Tennant is a nuscience. Some HAs will just leave them to it.

It's the downside of new builds there isn't an established community. That can make all the difference when making a choice. FWIW though my parents live in an exclusive cul-de-sac with the most obnoxious, selfish, entitled neighbours that all own. Awful neighbours can be anywhere and generally it's easier to do something about rental neighbours.

Understand where you are coming from - I bought on a shared ownership scheme that comes under affordable housing. I a key worker and this was the only way I could get on the ladder. The newish development I live on has far more issues with the well off cokeheads in the big houses then they do with myself and my family...

Then why didn't you just research what affordable housing was before starting this thread? It's not hard.

the affordable housing was a separate colour on the site plan. So if even the builder is warning people then there must be a reason?
A separate colour doesn't mean people are being warned off! It's just so they can be identified as nit everyone will be eligible to buy one.
Ultimately it's your decision buy it or don't

Affordable housing on new build developments generally means on a government scheme like help to pay. My brother bought one.

on another note, my most bellend neighbours are worth an absolute fortune, own their massive house outright and have no social awareness either. Noise and all sorts.

We recently moved from a very expensive ( snobby) village to a village that was always considered the ‘ poor’ neighbours ! Can honestly say that this village has a community and fantastic high street that the other village can only wish for !
An old man was found dead for at least 6 months in my old Village whereas I am certain that wouldn’t have happened here !

I've told this story many times on Mn and will tell it again.

When I moved into my new build estate we had lots of problems with antisocial behaviours. It was quite upsetting as a new street to feel this may set the tone of the neighbourhoods future.

I spent ages and ages listening to the woman who set up our street watch group talk about it.

One day she let her guard slip and mentioned to me that's the problem with affordable/ social housing being mixed into private.

After the penny dropping I realised she thought the problems were caused by tenants in affordable housing.

She could catch flies when I pointed out my part of the affordable housing and the families causing issues owned - and that actually made it harder to combat.

"But your all so nice" was the best she could respond with.

Well yes! I have a very respectable job, good enough income and work hard. But as a LP raising a disabled child I was provided with secure housing.

If it matters that much to you don't buy it. But so t think moving to another street etc means you won't get antisocial neighbours. A quick trawl of MN will confirm that.

don't blame me I don't think like that, it's how most people think about social housing though
