Landlord saying I’m in arrears

Hi

just looking for some advice as my landlord is claiming I am in arrears with my rent and that I missed Novembers payment. I checked my online banking and it was sent to him, it did not bounce back and it is there in my statement that it came out and was sent to his account. I sent him a screenshot of my statement and he’s still saying I’m officially in arrears for November. What can I do?

Decembers has been paid also and I’ve sent both screenshots with the dates but he’s not having it

Call your bank get the faster payment id for both payments, give them to him, he can take it up with his bank.

So for my bank you can click on the payment and there is a payment reference. Send him both and tell him to speak to his own bank (I’d check with yours that they had both gone through on first)

He needs to explain what he means. Is he saying he's not received the payment at all? Or the amount is wrong? Or it was a day late and he doesn't know what the word arrears means?

He needs to speak to his bank, yours might be able to see if there's an issue but more likely he will need his bank to look into it.

Well, you have solid proof that you've sent it, so it's now up to him to chase it up with his bank. You could contact your bank too for further information just to be helpful, and to see if they can shed any light on the situation. But if the money has left your account, its certainly not you who owes anything.

Refer him to his own bank and tell him the issue isn't with your payment, funds were sent on the usual date, via the usual method and you refute the accusation that you're in arrears.

I would be asking him for proof that you didn’t. He’s the one accusing you of something that you didn’t do (missing a payment) and he won’t accept the proof that you have sent him so I would ask him to show you evidence that he didn’t receive it. Before you do that, I would contact the bank first and ask them to check that it’s 100% sure that the money was transferred from your account to his.

Id be telling him that you have proven that you have sent the money and so now its up to him to prove he hasnt recieved it and if he hasnt then he needs to go to the bank with your payment ID.

Get him to send you a bank statement for the acc you pay into with the dates you paid ( the whole week or whole month ideally)

He’s saying he’s not received a payment at all. I rang my back and they said it’s definitely come out and didn’t bounce back so it should have been received

Ask him to speak to his bank. He won’t share his bank statement with you as suggested by a pp😂

Hi Op,

Does your landlord manage the tenancy directly himself or does he have a letting agent manage the tenancy for him? Are your rent payments going through a letting agent? If so, sometimes LA are slow to pass rent payments onto the landlord and this could be the issue.

No he doesn't need to share the statement with everyone else details on. He can filter the statement with just payments made from OP.
It's pretty simple to do. Just need the last month's statement filtered with OPs banking name.

Your bank should able to trace the payment and provide tou a copy of the swift transfer which will allow your landlord to query it with his bank

Speak to your bank and ask them to trace the payment inter bank. They should contact the receiving bank and ask them to check their records to see if for some reason they didn’t post it to their customers account, or confirm it did go into the landlords account and when

in the meantime i would print off the details and get your landlord to contact his own bank as well

If I indeed showed that OP hadn't sent a payment then OP could say well here's my proof now you need to contact the bank as it's obviously on your side. If it did show a payment then he can explain how he thinks OP is in arrears. Orrrr he may magically have found the money as he may be trying to pull a fast one as I have seen a few posts on landlords lying about arrears.

I may be being very simplistic here as thankfully I've been lucky enough never to have paid rent, but having sent him a screen shot of your payments, and suggested he contact his own bank, I would ignore him. As long as you know you've paid, why worry about it, it's not as if he can come along and throw you out, and if he wanted to take legal action, you clearly have proof that you've paid, but like I said, I may be being naive here.

I've seen a few posts of tenants lying about arrears.

Your bank needs to trace your payments.

I sent proof of it in my statement and rang my bank. They said it’s all fine on this side so they said he needs to check his statements again or check with his bank

I emailed over the proof again and explained I spoke to my bank and he emailed back this afternoon to say he would check again but I’ve not heard anything since

He emailed earlier too say he is sorry and that he has now found the payment
