Hey lovely wise mumnetters, my friend is letting out his 5 bed luxury home with hottub. What's the most important things in
Your stay? It's high end bathrooms/ kitchen etc but what's your top priorities in rebooking or recommending to friends/ family. It's already a short walking distance to a classy gastro pub and it's not far from the sea. Please tell me what's important to you guys?

One place we stayed always sticks in my mind and is my benchmark for a good quality stay- I gave them a 5 review and they didn't charge 5 prices but I felt like a really valued guest there. The couple that run it loved that place and hosting and you could tell.

They had local produce from the local deli/ bakers/ butchers in the fridge and cupboards (butter, milk, eggs, bacon, sausages, bread, croissants). Tea, coffee, sugar for arrival. Some home made biscuits and cakes on the coffee table. The information booklet was up to date and had recommendations of an assortment of lovely local places and businesses including tea rooms and less well known attractions (not just pubs, restaurants, takeaways).

All beds made up, cosy blankets on the sofas as well as in the bedrooms. Loads of seating - chairs and sofas so there was a choice. The beds were really comfortable and bedrooms had blackout curtains, great powerful shower and everything just worked and flowed.

They messaged us on arrival to make sure all was well. They lived just up the road and we were chatting to them and they said they stayed in their holiday rental before the peak season and then at the end of the peak season just to check that it worked how people used it.

minimum king size beds instead of doubles (dealbreaker for me)- super king/those zip and link ones are a bonus. Think about your market here - if your target is groups of couples them make the rooms equivalent (not one luxurious master and all the others lower standard).

if you’re storing spare bedding in the house with different weight duvets that you don’t mind people using then tell me where - I often swelter under a heavy duvet when I’d just like a spare sheet!

personally I don’t care what the glasses and plates look like - matching is nice but mainly I want there to be enough when the dishwasher is on. Yes to sharp knives.

as you’re not too far from the sea then beach towels - stops the house ones being trashed

cleaning that checks baking /roasting trays. People often put these back dirty and it’s grim

avoid non stick pans - people use metal utensils on these and they get scratched. I don’t want to use scratched non stick pans.

A bbq

avoid ornaments and chintz, but give me storage and some shelves, hooks, etc to dump stuff - eg do I have somewhere to hang a towel after my shower (with shared bathrooms I’m going to take mine back to my bedroom with me so it doesn’t get mixed up with someone else’s)

Cleanliness is HUGELY important.
We recently stayed in a "luxury" Cornish retreat which was an absolute fortune for a week, it was all high spec waterfall showers, massive kitchen etc.
It was grubby as hell, dirty windows, greasy stove top, stained bed linen, cobwebs, dusty plants, rubbish down the sides of the bed, and most disgustingly, the huge luxury shower was overflowing when we tried to shower. I had to take apart the shower trap and found that it was jammed full of someone else's hair and soap scum. Emptying out a shower drain is not my idea of a luxury holiday.
The dirt and general filth really did spoil my week, I don't want to pay thousands to stay in a place that is dirtier than my own home, even if the decor is "luxury" and it has top spec appliances etc, if it is dirty, expect to hear about it in the reviews of the holiday let.
If you are paying top dollar then you deserve an immaculate holiday house.
Oh also, the owner had left personal items of their own in the bathroom cupboards and in the kitchen, and in the bedside drawers in the bedrooms! This is a TOTAL no-no from me.
