Rent increase - fuck fuckity fuck!!!

Moved into my house 2.5 months ago and now having to move as had a letter from the landlord to say rent is going up by 150 a month. I KNOW I am being unreasonable but I am sat here sobbing because I've just settled here with my young child and the thought of having to go through all that upheaval again is so stressful. I can't afford the extra 150, I'm already stretched with the way everything has increased. This could happen again and again and I just hate our government and the way things are at the moment. I have no resentment towards my landlord as I know his mortgage has realistically gone up by more than 150 a month, but fuck, I'm so stressed. Don't even know what I want from this thread, maybe a handhold, maybe to be told I need to suck it up (weirdly I respond well to tough love) but I need something. Anyone there? 😭

Run through this tenancy checker england.shelter.org.uk/housing_advice/downloads_and_tools/tenancy_rights_checker

Strongly suspect you have an ast, even if the landlord isn't calling it that. In which case you have 6 months protection as minimum, certain requirements re notice, need to have your deposit in a protection scheme etc. If the landlord hasn't done the latter then you can make a claim - may be useful leverage.

But please speak to shelter.

Like it or loathe it, depending whether you are a tenant or landlord, tenants are very very well protected in Scotland. Seemingly that's not the case elsewhere in the UK

How is that working out for you north of the border? Huge shortage in rental properties, and rising rents!

You need to speak with the landlord and tell them you can't afford it, but offer what you can afford. It would cost them money to get someone else in and go through the process again. They might be happy to compromise.

Not sure I agree with rents going up due to mortgages increasing. It is landlords that take on the risk, not the tenants and this should already be priced in. They should be able to afford being a landlord.

The last 15 years have been an utter shitshow for the housing market. Our governments need to do better. This is globally, not just UK.

So if the landlords mortgage goes up £200 and they pass some of it on slightly you think they shouldn’t?!?

I’m confused as your other thread just a couple of days ago said that you got on well with neighbours who moved out 2 months ago, you’d share wine in the evening etc. Did you only know them for 2 weeks before the neighbours who ask you not to have a bath at night moved in?

cost anyway plus will you find anywhere cheaper than this?

I really don't think we can accuse anyone of disgusting greed without knowing their full circumstances. They may be renting elsewhere and renting their only property out which happens much more than people realise and for various reasons. If mortgage providers can put mortgages up by 50% why should the landlord lose money renting to someone else. It may be that the landlords mortgage has increased by much more the £150 and they have passed on the smallest amount they can afford to. The other option they could have is to make the tenant homeless then increase the rent even more. Life is complex for lots of people and it is easy to forget this.

I think you might have some grounds to argue this as its so soon after making your agreement. Do you have a signed tenancy agreement? If not then there is still a default tenancy agreement that falls into place. If you're in ni ring housing rights and they'll be able to look into the legality of this for you and represent you for free. If not then I'd try shelter as other pps have suggested. This is super unethical on the part of your landlord. Don't panic just yet, make the calls and find out the exact lay of the land and what you're entitled to rights wise. Even if you do need to move you can contact your local ha to see if you'd be entitled to any support from them to stop you from becoming homeless while you look for somewhere more suitable if it comes to that. Try to do these things as soon as you can. If worst comes to worst I'd contact the landlord and explain this is a very recent tenancy and a huge rent increase which you can't afford. Ask if they will let you continue paying the current rent for x months while you actively look for somewhere else due to the crisis with the housing market at the moment and see if they'll work with you if it's temporary.

@dormouses it's a shame wee nippy didn't fix mortgage rates too. Where does she think landlords are going to get the extra money from? Perhaphs she's offering to pay the difference?

You think you're entitled to get your mortgage paid by tenants. They are subsidising your lifestyle.

And I've said it before but we need to winkle the DIY BTL landlords out of the market. They own around 8 million properties. Time to put their feet to the fire.

When distressed landlords are priced out then local councils can buy the property at below market value and turn the renter into social housing tenant.
Funded by government bonds raised on the capital markets which are attractive by dint of an underlying asset and an ongoing income stream - rent.

No I don’t, what a silly thing to claim. They are under no obligation whatsoever to pay my mortgage, they could quite easily buy the flat next door if they wanted and never rent again.

Op... the fact that your property has become unaffordable places you at risk of homelessness which means that you are very high if not highest priority for council housing now .
Provided you can prove that the rent increase is not affordable and that you have tried elsewhere then the council have a duty to house you .
Check the allocations policy for your council and give them a call

But LLs in general have made a fortune over the last few years, with large increases in property values, doesn't that come into the equation?

Because if LLs do not absorb (some of) the costs, then they'll be more evictions and less tenants = lower rents, esp if as is predicted, we go into a deep recession, it wont always be a bottomless pit.

Again, generally, more LLs sell, more properties on the market for genuine FTB's who can't compete with BTL LLs.

But that isn’t the point- don’t come on here complaining about your rising costs when you are trying to money out of what is essentially a human right- shelter- because I have zero sympathy at all

Sell your buy to let portfolio to some first time buyers who need proper secure long term housing and not to financially shafted by unscrupulous landords
