DH and I have long been in the property game. We actually met whilst working as Estate Agents back in 1999!

I've seen a lot in my time as an agent - 2008/2009 were a bit of a blip, but overall, there's one thing I've always had faith in, and that's bricks and mortar and that prices always go up. They aren't making more land after all 😁

As well as working in property, we've got a few of our own. We started off as accidental landlords after we got together and kept both our homes to rent out when we decided it was time to move in together and find a place of our own. Over time we've added a few more to the portfolio.

We are lovely landlords. We let our tenants have our houses as their homes, and we like to do little things like send them Christmas hampers, and know their birthdays so we can send a card and usually a Pizza Express voucher.

Anyway, there's a lot of rubbish being written recently about interest rates and the economy affecting the market. Nothing could be further from the truth where we are!

It's still buoyant and the buyers registering at the agency are no different to usual - excited to either 'get on the ladder' or move to their next step towards their eventual forever home😊Vendors are still confident. They agree with us that houses are actually a bit too cheap, all things considered because inflation is quite high.

The one thing I'd have to say is if you can't afford a mortgage at the moment - think about your expectations. You might have thought previously that you could afford a 4 bed, but if you can only get a 3 bed for now is that really so bad? First time buyers especially I feel need to be realistic!

Property always goes up and it's no different now. We're really confident and having seen it all in this game, we really think it's time to believe in the market💪

So if there was a socialist revolution and your properties were to be seized how would you feel?

Because I think you would feel happy that the state was taking the burden of providing a social service off your hands.

What Is Profit? Profit describes the financial benefit realized when revenue generated from a business activity exceeds the expenses, costs, and taxes involved in sustaining the activity in question.

I think what @RazahFluffy is saying is that for the past 30 years they have been losing money as a result of their investments in properties, particularly the hampers they send to tenants and so they are looking forward to the drop in house prices that is coming, which means that their lack of profit will be bigger.

It's just attack after attack, despite offering genuine, sensible suggestions on how to get on the ladder. Nothing will shake my belief that if we talk down the property market - the beating heart of what it is to be Great British, we send ourselves down a very, very dark path in this country.

It's clear from that that you all don't get them, and it's just another example of the envy we seen teeming through the posts.

Oh good God, get off the stage. I can't believe MNHQ has let this stand. Maybe they'll take it down if YOU ask them. Tell them you've got privacy concerns or something. You've got weapon levels of chutzpah, use them for something productive.

but don't you think that fluctuations in the property market are cyclical.

Also we are not that influential. the property market is what it is. I am looking at buying a flat now, and the interest rate is 5.5%. When i last bought in 2019, it was 2.05%. This does restrict affordability. This affects all buyers, including cash buyers who are aware that mortgagors face such restrictions and therefore would only accept very cheap prices.

We have the highest interest rates in years and this will dampen the prices. in fact, i would be shocked if it didnt go down at least 20%. hence why all the posters are saying that (a) it is difficult for FTB to borrow money at such interest rates, (b) they do not encourage FTB to buy now when it could be 30% down next year and FTb typically have smaller deposits. Its basic economics.

Most of the labour voters around here are heavily into buy to let themselves, Tony Blair himself was, I wasn't a fan but for different reasons is a known property aficionado. It's probably the one thing he and I agree on 😊

It is weird to buy your tenants gifts. But you can’t see that either. I don’t get presents from my landlord because I don’t rent. 🤷‍♀️

@RazahFluffy the insight I have gained from you is that you have been in the business of being a landlord for years and not yet made a profit, but yet for some reason I can't fathom are encouraging others to do the same.

I think I will ditch the mortgage and rent instead.
