Would you buy this building project

I am going to view this building today, it was an 18th century mill.

Externally the building is wind and water tight.
internally it is one huge space with no partitions or walls and is a complete blank canvas.
i am not concerned about getting tradesman as my husband and sons are in building trade.
I am not daunted by the thought of a project like this.
i am fully aware of the costs of materials.

The negatives for me. I currently don’t have neighbours and living here would mean having neighbours .

The side I am showing you in the photo is north facing. South facing is parking. Garden east facing. Road to the west.

The river in this part is shallow for an adult and it has never burst it’s banks here although it has up stream and down stream.

The AIBU is

Finally, what questions would you ask when going to view?

@Romeoalpha I found the property online and had a look at flood risk (hope that's OK OP!)

Report highlights the following:
There are approximately 20 residential properties at risk of flooding. The Annual Average Damages are approximately £60,000.

Also the property around the other side looks like it could do with a topographical survey, structural survey and be careful of asbestos

😊 could be quite expensive to finish and make safe.

Still, I've seen much scarier made into beautiful homes! Good luck OP with whatever you do, very exciting x

Everyone I know who lives this close to a river has two issues: rats and flooding.

Also did you talk to your sons about renovating this property for you or just assumed they would do it? Might be worth checking, especially how much thry’ll want paying.

Ok, I have been to view.

It could be an absolutely stunning house. The last time the river burst it’s banks was approx 10 years ago. It has since been dredged and no problems since.

It is listed catagory 3.

It didn’t fuel me with excitement which I am a little relieved about.

The work that has already been started is to a very high standard, the brick work is stunning.

I absolutely would love to do that up if I had enough money and expertise. Can you put in flood gates, maybe?
