To be annoyed with the estate agent?

We have put house on market in Jan for 625k, had open day with two offers, one for 630k and another 600k (we think 630 was outlier, it was all too perfect, cash buyer and over asking). We accepted buyer at 630k, who then pulled out 3 months later (survey was no issues, they said didn't want to live close to mobile mast). Another open day, no offers, agent suggested dropping price to 600k.
House off market due to some health issues, back on 2 weeks ago.
Agent suggested to put the house on market at 635k. 6 viewings, no offers.
Now asking me to drop to £620k.

AIBU to be annoyed? I think the house was worth about £610, told them that. I think they overpriced it to get our instructions and I'm annoyed at wasting our time and buyers time.
Unfortunately we are tied to 3 months contract, with another month to go (time off market doesn't count), so can't swap agents for a while yet.
Why do the agents do that? Separately we viewed house that ticked our boxes, was on at 575k but house next door sold for 475k and was bigger one. Aother house same road sold for 425k.
Rant over.

Estate Agent made suggestions, you made decisions on how to price it. It's all on you.

YABU I’m afraid. Surely you got multiple valuations? I’m not worth more with one agent compared to another, why would it be? It’s the same house! Why did you choose this agent over another?

They over value to get the gig, then after a few weeks of it not selling, they persuade you to drop the price to what it's actually worth. They all do it.

I think being annoyed/disappointed with estate agents is the standard position. They make it up as they go along, no actual professional qualifications or quite frankly any morals to speak of. Only beaten by recruitment consultants for bare faced cheek in my experience.

…and when you think you’ve got through the estate agents bit, you have to deal with conveyancing solicitors…!

Good luck OP, when you’re in your new house you’ll be able to put the trauma of the process behind you.

@DmitriMendeleev I think it’s fairly widely acknowledged that house selling/buying is one of the most stressful life experiences, yes.

You haven't paid them anything yet, have you? You're paying them to market the property and facilitate viewings etc.

You were given advisories on pricing, which you ignored. That's on you.

Estate agents can be a little, shall we say, unreliable. All over you to get the business, then ducking and diving to put Del Boy to shame. You could give them notice in writing to terminate the contract at the earliest opportunity, and then go to someone else.

I had an estate agent who put my property on the market with around two dozen errors on the floor plan (quite an achievement in itself!). I terminated their contract and went with another estate agent. The terminated one rang to ask why they had been "let go" 😂 You just have to be firm with them.

You are the client here. Just say to them I want it marketed at £610k. They will obviously aim higher because they want the commission but it’s your house, you decide how much it is to be sold for
