For wanting another buyer on my house

We are a young family selling our first home in a council estate area. The property is end of terrace with next door having right of access implemented by the council as a fire exit. It is in the deeds to my house and all the other houses in the area have the same.

My buyer is saying they are unhappy with it because they have big dog that bite. They wanted some money off to have the deeds changed so next door would always ask permission. My neighbour wrote her a nice signed letter to say they respect the privacy side of it and have no intentions of trying to come through without permission and that she was looking forward to meeting her.

We offered £4000 as we are close to exchanging (she’s been sat on this for a long time)

My solicitors asked for evidence of dogs and turns out she doesn’t have any.

She has now come back and says she wants 6500 cash as a starting point.

I told the estate agents to put us back on the market (four times now) and he is saying she wants to sue us if we can’t come to an agreement for money of changing the deeds

she has lied about a lot of things and I gunk she is playing a game. We already had a 10,000 devaluation and I only had 3,000 left to do the house so I actually need to give her another £1000 at least of my own cash should she agree

Our solicitors where not happy with me offering the £4000 but it was presented to me as “we really want the house, but have these dogs that bite, so need to do this to continue”

Our solicitors have also advised we do not sell to her.

For a first time buyer they seem to be after cash and I’m worried if I sell the house she will try and sue me for something after completion. She already had a detailed surgery and instructed a builder to come look at a crack in the rendering of which he refused to do the work so that was put to bed.

My estate agent says we are close to crossing the line and to put up with her. We have a baby and don’t have a lot of money so the amount of sleep less nights I have had over this!

Does anyone have any experience? What would you do?

Do not sell to this person and always listen to your solicitor, they act for you the estate agent acts for cash.
If for whatever reason you feel you must sell to her then revise your offer with removal of the additional payment. Then she will hopefully pull out and you can get someone else. What a horrible person.

Put it back on the market. We had a similar thing and put it back on and had a new buyer within a week. This person will be an ongoing nightmare and I wouldn't trust them not try something else at the last minute.

Put it back on the market with a new estate agent, your agent just wants the payment, they can get stuffed, they should be managing her not you.

Our first house was one we got by pure chance, wanted to view it but missed out, first viewer put in an offer of asking price immediately. 8 weeks later she demanded a reduction just before completion, sellers put it back on the market and we managed to be first to view it the second time and got it. A first time buyer really shouldn't be staling this much!

I would tell your buyer that you can no longer sell to them on the basis of them having big dogs who bite.

Tell them that you could not knowingly put poorly controlled, vicious dogs into a family area.

Or tell her to fuck off.

Follow your solicitors advice it’s what they’re there for and why you pay them such silly money!!
Do not sell to this person and always listen to your solicitor, they act for you the estate agent acts for cash.
The solicitor costs a lot less than the EA and usually gives better advice. Listen to them. Put the property back on the market.

If you have not exchanged contracts then you have no liability. Pull out and go back on market. You don’t want to leave them on your neighbour who sounds noce!

Listen to solicitor. Go to another estate agent and put it back in market. You have asked estate agent 4x and they havnt done what you asked

Tell your estate agent that if they don't act on your instructions you will find a new one. I think I'd find a new one anyway.

The estate agent probably gets paid his commission when you exchange contracts and wanta the money asap for his own reasons.

Write him an email saying “We are no longer selling our hosue to X buyer. Please notify our former buyer and relist our property on the property websites today. If you are not able to do this we will consider our contract with you terminated by you and unfortunately will have to market it with a different agent.

The agent works FOR you, they don’t get to arcue with you. If they don’t know that, fire them.

Tell the Estate Agent to do one and get another Company to take over the sale
Could he personally know the buyer which is why he’s pressuring you?

I'd tell the estate agent you're pulling out of the sale and you're taking the house to another estate agents. They clearly aren't acting in your best interests. They just want the fees and commission.

Keep your solicitors and list it with someone else.

jesus wept, common bloody sense tells you, to tell them to fuck right off, without needing a solicitor to tell you, they have anyway & you're still dithering??

put it back on the market with a different agent & a warning to them about this bitch.

Your buyer should buy a house more suited to their needs.
Put your house back on the market and tell the buyers that they either pay the full originally agreed price or they will no longer be in the running.

This, 100% this. Just tell the estate agents that she is playing too many games and you aren't going to entertain it - given that she lied about the dog, she can buy at the original price or it goes back on the market for a serious buyer.

Don't sell to her. If your estate agents won't relist, go elsewhere. She can't sueyou for this, and I'd be suspicious of why the estate agents are so supportive of her given she's acting outrageously.

Write or email the estate agent:

Dear Dickheads,

We have consulted our solicitor regarding CrazyLady’s demands. Following our solictor’s advice, we request that you re-market the property immediately at £xxxxxxx(original price as per agreement) for the remainder of the time in our agreement with you as CrazyLady is not a proceedable buyer.

Your sincerely,

The Property Owners who know you want your commission but can’t be arsed to work for it.

The agreement is she pays the price you ask or she doesn’t
she can’t sue you to give her a price she wants
remind the EA who they work for or offer to go elsewhere if they don’t want to put it back on the market.

And when you find a new buyer once the offer price is negotiated and accepted in writing via the EA do not engage in any other negotiations or deals except via your solicitor.
