Cheeky offer on new build

So we have sold our house to FTB and we are on the hunt for a new house. We have our eye on a new build but it is quite expensive so we would only be able to offer around 12% under the asking price. Now I would normally just leave it at that however, where I live the housing market has really slowed down, and for this development I have noticed they are offering alot of deals on all plots at the moment, and like they are really pushing for sales. When I say deals I mean like paying your mortgage for half a year deals for example, which I rarely ever see. This makes me think they are keen to sell, especially as some of the plots they had advertised months ago, I have noticed are still available now.

So am I cheeky for putting in my low offer given our circumstance? We have been sold for some time now so paperwork is already well underway, hence the pressure to find somewhere else. I know it's a don't ask don't get sort of situation but I wondered if anyone else has had any experience of this?

Definitely worth offering. For our new build, we got a £15k deposit contribution, plus all flooring, fittings, kitchen, turf, etc etc included - this was about 2 years ago.

The house had been finished and was sitting empty and the developer was prepared to do a deal as they had to have sold X% of the development up to that point in order to be able to move onto the next phase of development.
They wouldn't have given us any deals on a house off the plans, so it's probably worth going in with a low offer on finished builds and seeing what you can do!

For our first house we offered as much as we could, which was 20% under the asking price. We fully expected to be turned down so we were amazed when our offer was accepted straight away. The builder didn't seem too traumatised either.
If you are buying directly from the builder I think there is flexibility, they face deadlines and sometimes have cashflow issues, so you might get lucky and they might be happy for a quick sale.
There's nothing to be embarrassed about, they can easily refuse if they want to hold on for a better price.

Hey, turns out we didn't make an offer on the end, the house was nice but the plot itself wasn't for us! Although when I mentioned money the lady was like this is the price but make an offer however we won't go much lower. That was weeks ago, and just checked and its still for sale!

Thanks for the update. I'm seeing a lot of half built for sale new builds not selling. I also know that they will just build more slowly if they feel sales have dried up. They will control supply to try to keep the prices high.
