Would this put you off buying this home

Found a lovely development of homes really choosing between the 2 homes. One of the EA has put us off the rival home saying it’s behind a waste and recycling centre. We’ve checked on the map and it is but both times we’ve went to view the home we cannot see anything or smell anything. Of course he’s trying to put us off do we buy his property. I’m really unsure. The one by the recycling centre is in a private gated community of it makes a difference. Really not sure. Has had offers so we’re not the only one. Wondering if I’m overlooking something

This would put me off if I’m honest. The heat and which way the wind is blowing will impact on the ‘whiff’. It would also concern me re: selling in the future.

My MIL used to live near a recycling centre and depending on which way the wind was blowing the whole area smelt awful. If both are quite close to it I'd probably be put off either. If you love the area then probably best to go for the one that is furthest away from it.

Forgot to mention it’s basically “ dry recycling” we’ve been told.

Go back today / tomorrow and see what it's like in the heat with no wind, You'll get an idea of how smelly it is if it lingers

You might need to look at the planning permission documents to check out how long the site is likely to be in use, for what types of refuse and whether future expansion may move it closer. Does any hgv traffic come close, what monitoring of gases and pollution into soil and watercourse and land movement takes place? These will be on LA website.

I lived near a re-cycling centre.

I suspect it depends on the type, method and scale of re-cycling at that plant.

Where I was There were many lorries coming and going, and the waste was sorted inside a massive tin shed, inside which machinery shovelled the recycling towards a ‘push wall’ to sort it out. Noisy.

The centre will have a licence which details the kind of waste they are allowed to handle, to have got planning permission they will have needed a traffic management plan and have a limit on the daily number if lorries etc. Also hours of operation. See if you can find all this on the council website. Or they might tell you if you contact the planning department and the environmental department.

Other re-cycling plants have huge metal conveyor belts. Noisy.

Check out local Facebook groups? Google the plant and see if news of any protests come up?

Dry recycling could include tyres, for example. Not good.

Problem is dry recycling at moment could always change in the future

Should be under Waste planning applications, you may need to look at County Council website not your immediate LA

We bought a house near the rubbish landfill (out of sight) We didn't know it was there, vendors didnt tell, but my very competent lawyer spotted it in local planning dept applications. He investigated and found that it was going to be permanently closed and sealed the following year. So we bought the house. in the following year, in certain weather conditions we could smell the waste, hear the trucks/ heavy plant and got flies in the house. Not often, but it was unpleasant. (Once it closed and was sealed . no more problem ever). I certainly wouldn't have wanted to live with it long term.

I'd do some research about what's handled at the one you're considering. Consider noise, machinery, frequent delivery truck traffic, chemicals, smells, smoke and air pollution.

Firstly, don't go by anything you are 'told' unless it's from your solicitor.

Have a look at websites as pp have said.

Visit the house on a Saturday morning to check traffic and find out what day they empty/transfer out waste and visit to see how noisy it is.

Also (sorry I haven't looked it up) have a look at the site. Is it surrounded and unlikely to be able to be expanded, or could it end up quadruple the size.

You haven't said much about either house so if there's not much in it, I would avoid this if possible, but it's not an outright no.

Thank you all. We have been there twice to look at house and numerous times around the area. My sense of smell is very strong, and I have not smelt anything at all. Is this a good sign?

I would expect it to impact resale value/ease to sell, especially once this boom is over (when everyone doesn't have to just take anything available)
