What can I do about my neighbour?

Mid terrace. We both town she's my next door but 1 neighbour to the left.

Her child is 18 and apparently loses her keys so much she's not got one now so she uses the back door which locks automatically. She then goes into my neighbours garden via his gate, opens the gate to my garden and then walks over the patio and opens the gate into my right hand neighbours garden, through 2 more gardens down a ginnel and out onto the main road.

I don't care about her using our garden for access as they do have access to bring bins round. My issue is that more often than not she'll leave all the gates wide open and my dogs can escape onto the main road. And it's busy. She couldn't give a shit.

Tonight my dogs got out because all the gates were wide open one went they went different ways. They came back immediately because I've worked on recall but it's not the point!

Can I install a gate that immediately shuts without her touching it? It's pissing me off so much.

how do you think she would feel if the dogs left dog mess on her route, by her front door etc?

i think that should happen...she needs to be inconvenienced herself

or a padlock on the gate opened only on bin day

I would get a lock on the gate full stop. I would also be tempted to put something on the gate such as a substance that sticks to clothes.

Scree their bins. Lock your gate. Document the dog incident in a tome stamped email to yourself.

Their right of way doesn't allow them to run roughshod over your household.

I'd be putting a lock on the gate & only unlocking it for bin day. If she complains point out your dogs safety is your priority so the gate has to stay locked. Oh & send her a link to a key safe

You can absolutely put locks on BUT you have to give neighbour with access a key. My parents have access through garden and share a key with the neighbour

Are they just allowed random access? My friend lives in an end terrace house. She has to give her neighbours access but only to put out & bring in bins, they can't just wander through when it suits them

It specifically says for the bins in the deeds. I will speak to her or try tomorrow, then send a Letter, I'll get DH to send it on headed paper (solicitors) saying a lock will be fitted on x date if you require a key you will be provided with one, if you lose it that's on you and we won't be replacing it.

If its just for the bins I'd put a lock on it & tell her the gate will be unlocked the night before the bins are collected and locked again once they're uplifted. I wouldn't give her a key, you'll potentially be no better off if her daughter just let's herself through using the key.

If deeds specifies bins then definitely tell them you’re installing a lock which will be unlocked night before bin day and re-locked next day and tell them exactly why it’s necessary. Their daughter’s incompetence shouldn’t affect you. They can easily install a key safe if she can’t be trusted with a key.

I wouldn't put it on headed notepaper though as that will look like a neighbour dispute which you would then have to declare if you sell.
