To not want to live next to a (village) pub?

Dilemma alert! Found house of my dreams, great in every way, but it's next to a currently closed pub in the village. It's being sold soon as a going concern, with a slim possibility it might get planning for residential conversion.
I have small children.
AIBU to consider not buying the house because of the pub?

What’s the dilemma? That it’ll be a pain in the arse being renovated into flats or that a village pub will somehow be an unsavoury environment for children to live next to? Beer garden noisy? What actually concerns you about it?

I’d love to live next door to a pub 🤣

Is there any chance the pub will reopen? Are you concerned about them getting planning permission to knock it down and build more houses?

The council come down on them hard if there's a problem, if it's going to be converted the work will be temporarily

My friend had trouble with being blocked into her driveway from a pub down the road. The pub was supportive with helping to get people to move,but she was an on call nurse...

I would say do some hanging around to see how much of an impact it has, but with it being sold that won't be as useful

The village pub where I used to live was a nightmare on the weekends for loud music, shouting, screaming, pissed-up people staggering home. We were a few houses away and it was bad enough. It must have been awful for the ones right next to it.

Not enough info really as you don’t know what the pub would be like if it did reopen.

Some village pubs are - rough, drug problem, under age drinkers loiter outside, firework displays, football events, bbq events, noisy revellers after closing time.

Others - extremely quiet, drinkers slip away quietly in to the night, no major events, sleepy pubs that aren’t super busy.

I wouldn’t live next to the one down the road from us for the first reasons but I’ve visited pubs that never seem to get rowdy.

Depends if you mind the sounds of people enjoying themselves at a pub or not. I looked at a flat next to a pub once, with a lovely garden, but the fact that the nice sunny days when I'd want to enjoy the garden would also be the days when the pub garden would be busy and therefore noisy was a definite NO for me.

I would run a mile in case it opened under new management. I lived opposite a put for a short while snd it was absolute hell.

Friend lived opposite a pub that was lovely, quiet locals, fine at closing time. Closed, opened under new management who turned a blind eye to local drug dealers moving in on it. Nightmare.

We lived near a quiet pub which then had new owners and it changed completely. Outside screens, loud lads.

eventually the council revoked their licence and they had to close the outside area at 10
which Helped.

if it is likely to change to residential then great but it’s a bit of a gamble

Nah, I wouldn't touch a house next to a pub with a bargepole! If there was even the smallest chance of it returning to use as a pub... massive "nope" from me!

What size of pub are we talking? Small local or big with beer garden which will attract people from far and wide. Music? Events?

Also, sorry to say, but the location is part of the house so it isn't the one of your dreams...

As already mentioned - problems with too many cars, drunks, noise, privacy etc - could be difficult to sell later if continues as pub but handy if these things do not bother you!

It really depends on the pub. I used to live a few doors away from two pubs, and neither was problem. You could hear some noise but it wasn't intrusive, and people were quiet when they left. Conversely, I lived opposite a pub in a tourist town, and that was awful in the summer. Lots of noise, loud music until quite late, and regular fights.

I agree with PP that it depends on the pub. I wouldn’t risk it though. One of the pubs in our village is awful, very loud music til all hours, they’re always getting reported but nothing changes. I’m glad we live at the other end of the village (although can still hear it.)

For me, no way. We were in our locals beer garden last weekend and I actually commented how awful it must be for the neighbours, in the summer, windows open if you need to put kids to bed or go to bed early yourself when you’ve people chatting and music right next door. Would be like your neighbours having a party every single night. Also just to be in your back garden and so many folks on the other side of the fence, talking, music. For me it’s a total no.

Don’t underestimate how noisy (and early) deliveries are with pubs too.

I have lived next door to a village pub. The noise and parking turned out not to be a problem but our garden backed into the pub garden and the boundary was unkempt and full
of old fruit shoot bottles crisp packets etc from the children playing and discarding. The pub and patrons couldn’t see the mess and I couldn’t reach it so never got resolved.

Depends how close it actually is to the pub

But no I wouldn't buy it, the thought of it being turned into flats would put me off. All the noise of the building work, then all the extra cars for the residence of the flats

Big no from me, I like having a pub within walking distance for meals and drinks but just the sound of the gravel as cars leave at closing time and people chatting outside would annoy me, also our local has several rooms with outside firepits and as you drive past the smoke drifts across the village.

I do say this as someone who lives rural/out of village though so very much used to peace and quiet.

I lived next door to a pub for about 10 years. I did not love that aspect of my life there, especially in summer, and especially when they let out of an evening. They also hosted events, like pub quizes and small parties. Morris dancers liked to meet there and dance their little jigs. I do not miss any of it. When I was home I was so frequently aware of that was happening in the pub.
