To put my house on the market with items needing fixed.

Putting my house on the market soon but there's a few issues that need fixed. 1 - I have a leaky boiler, had quote for £450 to fix. 2 - Water leaking in through a window during very heavy rain - suspect this will cost circa £1k to fix.

Would I be unreasonable to put it on the market without fixing these issues? House is in a desirable area in a city where prices have increased in value.

It depends. Will it slow down sale if a buyer does a full survey? The window mightn’t be obvious by will the boiler be?

would it be easier to fox the boiler now that have someone try to negotiate a few grand off the asking price late in the sale process?

I sold to first time buyers last year and they were very nervous about everything!

the boiler had to be inspected and a report provided.

Sounds fine, especially with your house being in a desirable area. A dodgy window and boiler replacement would fall under the remit of things you may expect to need to spend money on shortly after moving in my experience.

I think if there are obvious things that need fixing people will try and make offers that are lower than the costs of putting things right.

It's hard if you don't have the money to repair these now. It's better to do this as buyers take off more money than it's cost as obvious repairs make them nervous. Try to do these things if you can as soon as possible before putting house up for sale

If not then you declare them on TA6 form for sale. Don't lie as you can get sued later (months or even years!) for misrepresentation if it's is easy to prove you knew about them. Their surveyor will raise these things anyway if obvious and they expect you will have boiler serviced and certificates as pretty sure those are very specific questions on the forms . I'd fix a leaky boiler straight away !!
