House buying issue

So this is probably the wrong area to post but I need advice.

my brothers in the process of buying a house and selling his flat. All going through both sides and surveys and searches done.

now on Friday he got a call from the sellers estate agent saying the house he is buying has had a flood and the whole of downstairs and cellar is ruined . Obviously we have asked for proof eg pictures etc and planned to speak to his solicitor about what happens next.

then Saturday morning he got a call from his agent saying his buyer has pulled out. On asking more questions we found out that his buyer was told about the flood on Thursday and pulled out straight away.

it makes no sense to us as how would the buyer of my brothers flat be told before my brother. Also it’s 2 completely different estate agents as different areas. Someone has fucked up and we have no idea what to do.

any ideas?

If his buyer knew on Thu why did they wait until Sat? That doesn’t add up.

That’s what I said at the bottom haah. Something seems fishy over it and we have no idea what to do. He has emailed the agents asking for an explanation as to us they have sabotaged his sale when they should be on his side etc. If it was the same agent I’d understand but it’s not and in my eyes his buyer should not have been told what was happening.

He needs to get on to his estate agent and solicitor on Tuesday and get them to find out what happened. It's what they are paid for.

Yeah doesn't make sense.

I would raise with solicitors aswell first thing Tuesday.

Has the buyer gotten the wrong end of the stick from their solicitor and now believes the flat your brother is selling has flooded? That would be the only logical explanation in my mind.

He spoke to his solicitor and the agent on Saturday asking for proof of the floods and for them to advise. He has autism so communication is hard for him so it’s either email or I ring on his behalf.

we think the seller is backing out and using the floods as an excuse but in doing so means that the buyer buying his flat has pulled out too.

Definitely not. From the email my brother has seen his buyer was told that the property my brother is buying is flooded and therefore with no reason the buyer has pulled out and instructed his solicitor already.

im just so mad that his buyer was told before him. That’s confidential information and shouldn’t have been sent.

It doesn't make much sense. The seller doesn't need to make up a reason to back out, they can just say they have changed their mind about selling.

Oh no I know they can change their mind at any point but the reason they’ve changed is is down the flood and they said so. Hopefully Tuesday we’ll have more answers. Either way we are leaving the agents he’s with and finding a better one

They don't need an excuse though, also don't know why/how they would contact your buyer if it's with a different estate agent. None of this makes much sense.

That’s what we think as he’s had issues with her from the start. Using different excuses as to why she’s selling then trying to charge him for furniture she’ll leave then changing her mind etc.

it doesn’t make sense hence why I’m asking for advice for him as no one I’ve spoken too has had this before. All we know is the buyer was told before my brother when it wAs nothing to do with him as doesn’t involve the property he was buying. I think the sellers agent contacted my brothers agent to update them as to what was happening and coincidentally my brothers buyer rang for an update on his property and was told this . I’ll be finding out for sure on Tuesday when we go in.

It wasnt that the agents for the flooded flat happened to be the same agents as the people who were going to buy your brothers flat?
