House sale delay

Agreed a sale offer on my (empty) house within the first hour of being on the market, to a nice young couple who'd sold their house. A completion date was given of 30th November 2021 (the sale was in late August). On the 29th, our solicitors informed us everything 'was cancelled'. No reason was supplied by the buyer's solicitors. Apparently they are not legally obliged to go into details, which I find extraordinary. We contacted the buyer directly who told us he'd resold his property and completion was expected in early January. So here we are in April with no forthcoming news from anyone. All our solicitors can find out is that 'there's a delay'. We're seriously considering giving an ultimatum that unless we're told what the delay is and why we can't even be given an estimated completion date, then we're pulling the plug by the end of April, even though we'll incur costs, not to mention major upheaval to our buyer. What are your thoughts?

My thoughts are that you have let this drag on for far too long
Phone your solicitor first thing tomorrow and say you want to give the purchaser until close of pay on Friday to advise what is happening or the sale is off
Also phone the estate agent because they can speak to the purchaser

What costs would you incur?
I’d probably just have remarketed at the original “everything is cancelled” back in November tbh

Your buyer has pulled out.

You no longer have a buyer.

You should have put the house on the market again in November when it happened.

But the minimum you can do is put it back on the market again now.

You can inform your old buyer that if they want your house they have to exchange this week and if not then it goes back on the market

You are being waaaaay too nice & patient & as a result they are walking all over you. I'd have been back onto the agent months ago & would have it back on the market. They cannot expect you to sit waiting when they can't even be bothered to tell you why, this doesn't sound like a serious buyer

The house should have been put back for sale in November.

Stop wasting time.

I'm not sure if even giving them an ultimatum is going to make any difference.

Contact the estate agents on Monday and put it back on sale.

You’re being way too kind, it’s a sellers market right now and they’re taking the mick. I’d want information on what’s the current situation by the end of Monday and if not received, re-market the house immediately. You’ll most likely get a higher price now anyway which would cover any costs you’ve incurred already.

They're wasting your time and aren't going to buy your house. You need to put the house back on the market ASAP and find another buyer.

You should have put it back on the market in November. I'd call your solicitor and agent on Monday and put it back on for sale and stop these buyers mucking you about.

I don't think an ultimatum will be much use now though, apart from clarifying the situation. Like others on here, I think your buyers pulled out months ago and you just haven't cottoned on to that fact.

I think the buyers are being CFs expecting you to wait and not even giving a reason. Last time we were moving we had our buyers delay things for months, we decided to put it back on the market after two months and our sellers did the same and I understood completely. We didn’t end up selling to the original buyers and we didn’t buy the original house but it all worked out in the end. The buyers are likely are stalling as they don’t have the funds which is why they won’t give a reason.

Good grief you’re being walked all over. They’re not serious buyers. If they were, their communication would have been far better.

Completely agree with others - the house should have been put back on the market in November.

Get it back on next week.

If I was told everything was cancelled I'd have re-marketed the property immediately. We did it with ours when our buyer cancelled their appointment with the EA's mortgage advisor and the EA couldn't get hold of them.

You are being complete mugs. You should have put this house back on the market in November and found new buyers. I am incredulous that you think putting an ultimatum for the end of April is the next step. Back on the market tomorrow and keep on top of things next time.

Property prices are up massively on last year and selling like hot cakes. Cancel. Get it valued again by at least 2 estate agents. Put it back in the market and a new buyer will come to you.

I would not have contacted the buyer myself and would have put house back on market in November. Right now, I would be giving an ultimatum for clear and transparent communication by end of week or it goes back on market. I hope prices are buoyant in your area to off set the hassle and costs.

The sale was cancelled so put it back on the market. They've taken the piss expecting you to wait around and not even saying why. They've wasted your time but you should probably be able to sell it for more in today's market.

Just put it back on the market and be done with.

The market is still hot at the moment but is likely to cool off soon.
