AIBU to be annoyed by Landlord/vendor

We’ve lived in our current home for over a decade.
Right from the start, the LL told us he wanted to sell so we should let him know when we’re ready.
We took our sweet time because we weren’t sure whether we wanted to remain in the area or not.

A year ago, we let him know we were ready. We agreed a price and he gave us a discount because the house needs quite a lot of work. Then after we’d got our mortgage ready and instructed a solicitor, he came back to tell us he needed to change the property from join name into single. This process has taken a year with different court dates, etc. Throughout, he’s urged us to be patient with him and that he’ll sell the property to us, thanked us for our patience, etc.
He’s now come back to tell us that he’s incurred legal fees throughout the process and he’s not managed to claim it from the other party.

He therefore wants us to pay for this as he’s added these costs to his price.

Of course, it’s his house so he can do whatever he pleases but house prices are much higher now than they were a year ago and our mortgage rate is likely to be higher too.

Aibu to be annoyed?

Any pointers on how I can convince him to reduce it? We’re going to consider if it’s worth the extra cost because part of the appeal was it’s lower than market price.
I’m so annoyed and very tempted to walk away and perhaps get a property with less work.

I won’t make a decision yet and wait till I’m over the annoyance to make a decision.

How much in legal fees is he wanting to add? I only ask as if you agreed the price a year ago then house prices will probably have gone up quite a bit so you may still be getting a deal.

What’s the value of the house now vs what you are paying?
Morally he shouldn’t be adding them but ultimately it’s a sellers market

What is the amount? And what percentage of the house price is that?

If you agreed a price a year ago it’s probably worth about 15% more now.

You could think of it this way- would you pay the amount quoted in order to stay at the property?

It depends. Are you getting a bargain? Would he easily sell it if you don't accept the costs, what % is he wanting to add on?
