Land registry mistakes correction

My brother and SIL inherited some money from her grandpa. They are hoping to use it as a deposit for a 3 bed house (they are currently in a 1 bed flat), so DN can have his own room.

Anyway, they have offer accepted on a house, but they just realised there is a discrepancy in the dates the deed dates back to. The deeds say 1980 and the land registry date 1979. This needs changing. Also, the house is at the end of a small muddy road. Shares access with another house. This is not on the deeds - so the deeds must be updated to reflect this.

Does anyone know how long the land registry takes to update things and correct mistakes? Weeks? Months?

Is this something the new buyer can sort out after buying!?

I just wouldn’t buy the house, sounds like too much hassle. Isn’t there anything else?

That sounds more complicated than the usual spelling error. The Land Registry doesn't usually correct errors like rights of way and access, your brother would need to take the matter to a tribunal. If the tribunal rules in his favour they'll order the Land Registry to make a change.

To be honest, it's not worth the hassle.

It needs to be sorted prior to purchase. We had a discrepancy (huge mistake) on the deeds to our previous house which we didn't notice until we were selling. We had to apply for a variation at the land registry. It took about 6-8 weeks. (We had a really good conveyancing solicitor who sorted it.)

So don't buy it until it has been sorted by the vendor.
