Moved house a few weeks ago and the sale of our old property is due to complete next monday. I went back to the old house this week for one last clean and tidy before we have to hand in the keys and noticed an issue with the plumbing and hot water. Called a plumber who managed to come the same day and advised what the issue is. Said he would order the relevant part and be back. I stressed the time time sensitivity of it.

I've been chasing him daily and he still hasn't been. Sometimes it takes days for him to reply and then he will just say he's still waiting.

If this doesn't get sorted before Monday what do I do? I can either come clean about the issue and offer to pay but the buyer will have to provide access for the plumber if/when he finally comes. Or I can keep quiet. It's not a huge or particularly obvious issue, the hot water just isn't reaching the temperature that it should. If I hadn't come back to the house to clean I wouldn't have even known because it wasn't like this when we were living here.

It doesn't feel right to leave the house with a fault though. I'm genuinely asking what my options are in this situation? Do I tell my estate argent when I hand the keys in?

I think just tell the estate agent. It doesn’t sound like a huge problem.

It's god that you want to get it fixed, is there only one plumber in the area? Could you check with another one to see if the part is in short supply and if it's not cancel the first one

Are you sure it's actually broken, how would that have happened when the house is empty

Call another plumber? I'd let the estate agents know though.

I should have called another plumber earlier but this one has already been to diagnose the problem and had allegedly ordered the part so I thought he'd be quickest. But he's absolutely useless at getting back to me.

There is definitely an issue. He has confirmed it. It has probably been building for a while but decided to break just before we officially stop being responsible for the house. So typical.

We had a similar situation when selling an old flat once. We had already moved out and popped in to clean it the day before it was due to complete and discovered an issue with the boiler.

We decided to pretend we weren't aware of it but left a note for the new owner with our number saying give us a call if you need to know where anything is/how it works etc. We expected them to call about the boiler and they did. We sent a plumber round and paid for the repairs.

I probably wouldn't do the same thing now as I wouldn't want to get involved with the new owners and it felt quite wrong to allow the sale to complete knowing there was an issue. But at the time it had been a long and stressful sale and we didn't want to risk it not going through. And we were totally prepared to pay for the repair.

Call another plumber. Too bad if he's already ordered the part it's his fault that he'll be left with it for ignoring you.
