To think Zoopla have got their maths completely wrong?

Surely this house value (estimated) has increased by 50% since last sold?

Circa £200k increase on a £400k purchase?

The 33% figure is the difference between current estimated value and purchased value.

But I'm sure *

Is them trying to tell.how much it's hone up by? Which is 50%?

I'm not querying the estimated value or how that's arrived at, just purely the maths.

No....you are right (I think). It looks like they have done the sum the wrong way around....e.g. sales price c600 previous sales price c400 - difference is 30% of 600....

I'm not the best at maths though so hopefully someone else will help. .

My house has gone up in value hugely in that time (sadly I didn’t own it when it was cheaper).

In 2014 it sold for 69,00. We bought it last year for 175k, in line with everything else that’s gone up that much.

And let me tell you, this town is an absolute shithole and regularly the butt of jokes for a reason.

So for the price the house you are talking about, tat house is probably in a much better area and it’s possible that’s correct.

I agree. They've calculated (figures rounded up for ease!) the difference (200) as a percentage of the current value (600). But to show a percentage increase, it should be the difference (200) / original value (400).

If they are referring to the lower figure (538k) then 399k plus 32.12% is about right.

Zoopla is pretty rubbish for valuations, they have the identical other half of my semi detached valued much higher than mine. We have both been here for over 40 years so there are no sale prices recorded to go on, so it stands to reason that they can't do simple maths either.

It doesn't surprise me, Zoopla has become really rubbish and inaccurate. I've contacted them twice now because our house is randomly listed as a bungalow with a different number of bedrooms. Really weird since it has never been a bungalow and the rooms haven't changed in over 100 years. I've given up looking on there really.

I don't think they're referring to the lower figure because they state the 198,050 as the difference.

It's bonkers that they're performing the calculations incorrectly.

But as PP notes, accuracy doesn't seem to be their forte.

Zoopla estimates can be a bit volatile so I usually check a few sites - have a look at Homipi and The Move Market to see what they say...if they're all the same valuation then it's more likely to be in the right ball park.

Also, make sure you check the cost per square foot and see if its comparable to other places nearby.
