To not have told landlord baby due soon?

My mum seems to think I should tell my landlord I am pregnant (baby due this month) but tbh it didn’t occur to me and now I feel a bit unsure. There is nothing in the contract that that’s no children, however it is just me on the tenancy so they probably weren’t really expecting the possibility of a baby.

Been here 6 months after paying 6 months up front (only way to get in - urgent housing crisis in my area) and then renewed to paying regular rent just this month.

So aibu for not telling the landlord and should I mention it now? Also do i need to tell neighbours which my mum thinks I should too?!

Tell your landlord after the baby is born. It’s really only relevant to them for insurance purposes (they need to declare who’s living in the property, usually).

If you’re worried about being kicked out, don’t say anything. Nothing will happen. Most landlords aren’t going to kick you out for a baby, though, as long as the rent is getting paid and you’re not causing problems it’s a non-issue.

Your neighbours are much more likely to have noticed you’re pregnant than your landlord, anyway. I’d think it was super odd if any of the neighbours anywhere I’ve lived had knocked on to inform me of impending birth - either I’ll know them so I’ll know, because it’s obvious, or I won’t have anything much to do with them so why do I care, unless they need my agreement for something baby-related.

You don’t need to tell anyone. As long as your tenancy agreement doesn’t say “ no children” that’s fine.
Your mum is possibly thinking back to the days when tenants didn’t have rights and landlords thought they could do what they wanted.

I told my landlord after the fact because I applied for council tax support during maternity leave and the council might have got in touch to verify I lived there.

I’m a landlord and wouldn’t expect to be told, apart from in terms of good news/ knowing who lives in the flat.

In this case no, I don't think your LL needs to know. However there are some cases where the LL does need to know. The tenants in one of my houses have just had another baby and, in so doing, have broken the rules of my Landlord licence which limits the number of people allowed to live in the house (which includes newborns - I checked). According to the Council this means that I am now breaking the law and have to give them notice! So, not relevant here, but there are times when, sadly, it is the LL's business.

I would be so very confused if my neighbours knocked on the door to tell me they were pregnant. Grin What would I even say to that? "Um, congratulations, thanks for letting me know." ? Like an awkward conversation with a line manager.

Behaviour like that is why people don't answer the door to unexpected callers! Grin

Pretty sure the neighbours will have noticed a bump by now unless you hide it well.

Also, just direct neighbours? The ones you know to wave to? Or everyone on the street?!

Do they even know your name? Do they know yours? Do they know you well enough in the first place to pick you out of a line up?

Do you literally just go over, tell them you're pregnant, then leave?

So many questions.

You don’t need to tell anyone, I’ve managed hundreds of rentals and there was no reason for anyone to tell us. Only needed to know if children over 18 lived there to specify them as permitted occupiers with no legal rights to occupy.

We do landlord insurance and the landlord has to state whether anyone under the age of 18 will be living in the property.

If they make a false declaration their insurance will be invalid.

I'm a landlord and I definitely don't feel I'd need to know. I'd probably just send you a gift and ask if you to let me know if you need any modifications to the house and to let me know when you'd like a handyman to fit your stairgate etc when the time comes.

You don't have to let the landlord though although it would be a good idea to do so after the baby is born. If they've insured the property on the basis that there are no under-18s living there then it may become invalid. That's not necessarily your problem of course, but it would be better for them to have the correct insurance in place if only because it might make any repairs you may need in future be processed more smoothly.

You don't have to declare it to the neighbours though.

I'm guessing you don't operate in an area of landlord licensing then? Licences restrict the numbers of occupants per house/room and that includes newborns.
