Title says it allโ€ฆ estate agents are the scum of the earth sick to death of them and their bullshite lies
They bang on about sellers being time wasters, in my experience EA have wasted so much of my time
No integrity unprofessional lying low life twats all of them !!

Any EAโ€™s on here please give us some advice on how to deal with other alien/reptilian/zombie EAโ€™s

Whether buying or selling they canโ€™t be trusted. All their interested in is selling the property and getting their commission.

I think you need to say what it is you think theyโ€™ve done as the cases of out and out lying/ fraud type behaviour are very rare and things can be misconstrued- for example there was a post the other day by someone who thought she was being taken for a ride because the estate agent wanted some pretty basic information (AIP and proof of funds). Most of the replies said it sounded normal/ above board in their experience.

When we were selling our last home we thought our agents were great, until we discovered they hadnโ€™t passed on better offers to us - for whatever reason they clearly wanted us to accept a different offer and made that seem like the best on the table.

Most of the replies said it sounded normal/ above board in their experience.
  1. Refusing to pass on a offer 10k above asking price because I wouldnโ€™t use their mortgage broker instead of the one I already had
  1. Trying to sell me a sub sale house because I had a large deposit hoping I wouldnโ€™t find out my solicitor found out and told me walk away from a potential tax dodging liar of an EA
  1. Lying about offers so Iโ€™d bid more when I found out there were no other offers !!!

The lust goes on this happened with 4 different EAโ€™s in the space of 2 months I so tired I cried myself to sleep last night
I feel like Iโ€™ve let my children down

I thought of trying to sue the people that sold me my current property. They told me a pack of lies about my house and if I hadn't purchased this house based on their lies I would have been ยฃ40k better off for it (that was the cost of the remedial work done to correct all the bullshit). Still makes me see red a bit.

Estate agents wanting to know how much I can afford BEFORE my offer was even submitted! WTF !
I told the EA my solicitor can confirm if I can afford the property. There is no reason for me to reveal my cards in a negotiation. They tried to bully me into giving them my AIP. I told them to fuck off and posted a messaged through the sellers doors. The EA must have gotten some music, they cane back crawling by evening. By then my offer elsewhere was accepted and that EA who was happy for my solicitor to confirm. And then, suddenly a mysterious buyer started offering more than us! Thatโ€™s after our offer has been accepted! The other buyer straight offered 25k over our offer. We told them to fuck off, and guess what!! That buyer disappeared!

I've always found the Estate Agents the ones to do all the work once the offer is accepted.

Solicitors on the other hand........

We had an estate agent suggest we put our dog down so that viewers didn't feel "dying dog vibes" in the house. She lived a year after that so I'm glad we didn't. Arsehole.

@Seriouslymole not sure why you don't believe she went on a go slow. She absolutely did.
I can't remember the title of the document but it is the first one issued by the estate agent after an offer has been accepted and agreed. She refused to issue this document and nothing could proceed until she did so.
It took our solicitor to have a word before she deigned to do it.
She pulled another stunt just before we completed too.

Our letting agent is awful, our landlord has passed away and have been told we will be evicted. No communication on when, nobody ever responds to emails or calls! Our living room light stopped working before Xmas due to dodgy wiring and they are refusing to fix. Absolutely appalling communication and they put our rent up every year without even telling the actual landlord.

Anyone with a job title that includes agent who isn't a secret agent, is invariably a test. See also letting agents and recruitment agents (the absolute lowest of the low).

I've found most agents are thick as shit, have no idea of valuing a property (when I sold my first house bloke from the 'local' agent tells me it's worth ยฃX. I asked was it not worth more, as the mid terrace up the road had sold for slightly more, and I was a corner plot with a garage. He said he didn't think people wanted a garage. I sold for ยฃ25k more than his price. See also an agent with my current house who suggested I look on Rightmove with him to work out what it was worth! And another (when I was a cash buyer) who firstly refused to arrange a viewing or even tell the vendor I wanted to view as 'someone else was planning to make an offer' and then when I did view refused to pass on my offer. Lots of other incompetent lazy behaviour which is galling when they get ยฃ5k+ from sales for taking a few photos and sticking on Rightmove. Even worse shenanigans with letting agents and GDPR breaches and the like.

I am sure there must be room in the market for a reputable and competent property agents, because they seem to be in short supply.

One thing I learned the hard way about EAs. They always work for the Seller. Never discuss your offer with your partner/spouse in front of them, as if they know you are prepared to pay more a lower offer will always be forwarded with the advice to the Seller to refuse/counter.

This is also a very good reason to avoid using their in-house mortgage broker who will know exactly what you can afford/plan on spending - there should be Chinese walls in place, but the temptation is there when both of them are on commission/targets.

We tried to sell our house. It was a waste of fucking time. They kept bringing us people who couldnโ€™t afford our house. Then they had the cheek to show round investors (not known until afterwards). Sacked the bastards.
Used someone else and they didnโ€™t show anyone around until my dh complained.

EA are a mixed bunch, but from my personal experience then they would sell their own mothers to make a sale. The typical EA will overvalue your property to secure the contract, then give you bad feedback on a couple of viewings to demoralise you. Then they will suggest lowering the price for a quick sale. My recent dealings with an online estate agent have been especially shambolic. They sent an EA to value five properties that I own. I am looking to sell up and move from the area. All mixed stock in various types of condition but estate value is about ยฃ1.5m all in. Several of these properties would sell chain-free within days as they are in a popular area. Firstly, they sent email estimates with the wrong address of them of the properties for sale, and missing valuations for some of the properties. I then chased up the admin error to be ignored by text three times, and left three messages with the office that were not replied to. Then asked to leave them good feedback on Trustpilot (as if). Then I read the contract terms and conditions. All these hidden clauses about fees that were not explained in person and run into thousands. If they treat all their customers like this...there is not much hope for their business future!

Some work for the seller. Most are just lazy shits who if they do anything are just trying to stir the pot.

Another one when I sold my house - I had a very young baby. My purchasers were a pain in the arse and with 2 weeks to completion decided they urgently needed to come and measure X and Y. When I said no the estate agent told me off like I was a kid and said I shouldn't be so awkward. He also shouted at me on completion day. Fucking arsehole. And I paid him ยฃ3k for the privilege!

A friend who sold her house after a messy divorce a couple of years ago was completely bullied by her agent into a quick completion even though the new build she was buying wasn't ready for several more weeks...her agent was relentless saying the buyer was going to pull out, she had to complete NOW etc. They weren't and even if they did, prices were rising and she could easily have found someone else. They just wanted their money and would say anything to get the deal done.

Nah they work for themselves, itโ€™s just more common that the sellerโ€™s interests align with their own. They will stitch up sellers as well if it works to their advantage.

You can't call all EA scum Hmm just because you've had a bad experience with a couple out of tens of thousands

The EA marketing my house when I bought it was great. I dealt with 2 staff members, one was the manager & they were both brilliant.

So yes YABVU
