To Not Buy Tenants a New Microwave?

Hi, just trying to figure out what would be 'expected' in this situation. New tenants have asked for the microwave to be replaced because its old. It is honestly old but in full working condition (tenants have confirmed), it had been professionally cleaned but it is used so has some staining.

First of all, would you even expect for a microwave to be provided in a furnished property? Is it a 'standard' appliance? Second, is it expected of landlords to replace items for aesthetic reasons only?

Old microwaves are dangerous as they can leak.

You can also pick them up for £10-£15 in Asda etc.

What is written in the tenancy agreement, however if broken replace if not don't if they want a shiny new one they can pay for it and store yours that works

Microwaves aren’t expensive so I’d just get them a new one. I wouldn’t want to use a stained microwave

I’m new to renting. The microwave here is awful. As are lots of the appliances. The rental cost is absolutely extortionate. There is an old stained and moth holed carpet. There’s just so much wrong with it. The weekly rent is a month’s salary. (We are here very short term). We have mice. The landlord said I have to pay for treatment! We have been here a few weeks. Mice here for years so I’m told by neighbours. Bloody awful rude landlord. I would not even bother to ask about the crappy microwave. Everything is crappy.
If I were a landlord I would invest. It is better for you in the end because your tenants will feel like you care and I do think it’s relative to the cost of the rental. If you’re charging too rental amount then it would be reasonable to have good appliances. I’m so unhappy in this house! And it’s because of the rude miser who’s ripping me off.

If it's old, does it actually work well? Some old microwaves can be incredibly slow. I wouldn't necessarily expect a microwave in a rental but every flat I rented did have one.

Depends on the rental agreement.
What do you mean by stains? How did it stain? What is it that won't come out? Did they do it or was it like that when they moved in?
I'm a landlord. My property is unfurnished so I don't know what the norm is but anything that needs fixing gets done straight away. My tenants look after my property, they pay on time and in return I make sure anything that is reported gets fixed immediately

I was told not to provide electrical equipment and rent unfurnished when I was a landlady as otherwise if something breaks you are responsible for repair or replacement.

I've never replaced an applicance for aesthetic reasons. They're just being cheeky!

Also I don't think it's a standard item, I usually install a washing machine/fridge/oven/hob even when the remainder of the house is unfurnished. I would only replace a microwave (with new) if/when it stopped working.

If it is in working order you do not need to replace.

However as cheap ones can be as little as £30 maybe the goodwill of tenants would be worth the outlay. They would be more likely tk stay long term if they like where they live and if such a minor thing can be resolved swiftly that goodwill goes a long way.

I had an old microwave in my rented flat and it actually went on fire. My flatmate and I ended up buying a new cheap one but not sure where you stand on whether it's an expected item.

Does it really matter? If it's really old just buy them a new one... They're not expensive??

I'm currently renting and my landlord has furnished the house with the cheapest white goods available and is such a pain to talk to to get anything fixed or replaced when clearly - if she lived in the house there is no way she'd keep the appliances!!

Don't be one or those landlords...

And I am a landlord myself.

If it's included with the property then it needs to be in good working order and you'd need to replace it if it broke.

I know you say it works but for the sake of £50 I would probably replace if it's old and stained.

If the mw was provided at the outset and listed on inventory then ll should replace. How old is it? The do deteriorate rapidly if not dried of steam under the turntable or around the grill(if combi)

No I would expect this to be replaced. I'm a private tenant and am planning on buying a new cooker because I'm not happy with the one that here but I would never expect it to be replaced. The stinking, horrible carpets that I had to pay to be replaced myself well that's a different irrelevant story Hmm.

Perhaps I just have low standards though my landlord is shite so I don't expect anything.

If they aren't happy with the look of it they can buy their own new one and give the old one back to you or store it somewhere.

This, as someone who has been in the past gouged by landlords whilst they provide nothing but disgusting barely serviceable white goods, I have little patience for a landlord quibbling over such a small outlay.
