Risk of being homeless

Background :buying new build house which is ready to serve notice for completion by developer but developer cant serve notice as they have changed plans so need my approval first before they serve notice.I cant agree on plans and they also told me verbally in a meeting that they cant revert the plans and ask me what outcome I am looking for ?
AIBU: To negotiate lower price by 30k even exchange of contracts done but they are obliged to do.
second option : to ask for 13k worth of extras paid to developers already and plus 15k stamp duty.
Also they advised me in writing when to give my notice to landlord which i did .so if the completion is not completed I ll be homeless this month.

If you’ve already exchanged you can’t change the price, so you only have one option. Get it in writing with a deadline attached to the extras.

I’d say you’re highly unlikely to get a lower price right now. I’ve just moved into a new build so I’m fairly up on this. If I were you, I’d try to negotiate them paying storage fees for your belongings and for an AirBnB for you to live in. Once settled, I’d be making a big complaint for some compensation.

I think saying you are going to be homeless paints a picture of you being on the streets. Lots of people are ‘homeless’ then by that logic. Everyone renting. Everyone that lives in a mobile home while waiting him got their grand designs house to be finished. I think you are ‘between homes’ not homeless (in my opinion)

Anyway, I think you only have one option and good luck in your new house.

Everyone that lives in a mobile home while waiting him got their grand designs house to be finished. I think you are ‘between homes’ not homeless (in my opinion)

they cant complete until i agreed to new plans . New plans are not updated with council so technically not approved

Have you exchanged contracts - the wording was a little unclear? What does your solicitor advise? I am hoping you have an independent solicitor not one recommended by them...

Yes we have exchanged contracts and solicitor not recommended by them . Solicitor is fully on board that new updated plans to be provided. Developer cant issue notice to complete until i approve those plans.

It sounds like you have to find some temporary accomodation somehow then. I don't see what other option you have?

These plans are not approved by council , so can invalidate the insurance for new build.

Yes I have house but there is risk as landlord has given notice and new house does not look like it will be sorted that quick . I can potentially lose new house as depends on mortgage company to lend on unapproved plans, already exchanged contracts. Landlord want the house to be empty in two weeks. so how come I wont be homeless? there is risk and struggling to find another temporary accommodation
