A parking one....

I live in a small block of flats (ten units). Some are owned, some are rented. In front of the flats, there is a car park with a sign that says 'Private Parking for Building Name only'.

There is enough space for twelve cars (one for each flat with two left over).

The spaces are not marked (no lines or numbers). I do not know who owns the car park (when I bought the flat my solicitors couldn't find out either).

One of the flats has four cars (one for each parent and each of the two adult children). Often they have several guests, who they invite to use the car park.

As a result of this, there have been numerous occasions I haven't been able to use the car park and have had to park on the street. Most of the streets require a residents permit, which I'm not eligible for as I am supposed to use the car park. This means I have to park several streets away and am probably stopping someone from parking outside their own house.

I would rather there were designated spaces in the car park (one for each house and two for guests) and I'm thinking of redoubling my efforts to dinner the owner of the car park to see if this can be done (it's not the owner of the block of flats and it's not maintained by the council - there's no fee for parking there so I don't know if the owner even knows they have it!?)

On the other hand, I'm wondering if I'm short changing the other flat who then wouldn't have anywhere to park (and might cause further trouble because from interactions with them so far I wouldn't be surprised if they dealt with the situation by simply parking in someone else's space).

Should I let it go or do something?

Do you have a service company that maintains shared spaces? Wonder if they know or have some ownership?

The road outside my house is randomly owned by the company who bought the estate off te MOD, and then sold the parcels of land and houses individually. So could it be the builders?

That's the root of the problem, I'm afraid. What was on the Land Registry?

How odd. Each flat should have a dedicated space with visitors spaces. If there is no apparent owner I'd probably pick a space and mark it as mine since no one is going to object. I'd also put a bollard up so no one else can park there. But then I'm cheeky like that.

Get some signs made that say "parking space for Flat 1", flat 2 etc. then fix them up after dark. Ideally get a male friend with a Ford Transit to do it while wearing a hi-visibility jacket.

I agree with @HarrietsChariot - order some official looking signs from Amazon, including two for ‘visitor parking’ and attach them by stealth in the night!

Just block them in. It's very similar where we live. 12 houses, 14 spaces, one house with 4 cars & constant visitors. If there are no spaces left I just park across 2 of their vehicles.
