First time tenant - Aibu?

Moved into a new build property recently. There’s been a few things that I am not happy about. Can anyone shed any light?

  • contract started from the 10th but I wasn’t allowed to move in until the 12th of the month. Therefore I paid for a few days for no reason, although I did ask to move in earlier. Do I just have to suck this up?
  • The oven hasn’t worked since I moved in 3 months ago. The agent is being really slow to sort it. He came over and took ALL the instruction manuals with him (including for the fridge, freezer, dishwasher, microwave, washing machine, dryer etc and any extra attachments provided like the ice cube tray for the freezer) and hasn’t returned them. What are my rights here? He’s also saying that the engineer will come any time whilst I am at work - am I not allowed a time slot or reasonable notice?
  • The hob also didn’t work for 3 weeks. Obviously not having both a functional hob/oven was difficult

-There’s flecks paint everywhere on the laminate

  • holes in the walls,
-unpainted areas, -the sink was stained
  • property was not deep cleaned when I moved in.

The agent hasn’t done an inventory so I don’t want to be liable for any of this. What do I do?

Don't pay for days you didn't have access, follow this up.

Oven and other items should be fixed in a reasonable time scale, call shelter for advice.

Regarding paint flecks etc, did you not see this when you viewed it?

Make the stains, flecks etc known ASAP.

There's a very good chance they have an inventory from when they first starting letting the property and they'll use that as their 'evidence' to try and blame you.

If you don't have an inventory that they can prove was provided to you when you moved in then you can't be held liable.

Take photos and attach them to an e-mail detailing all your complaints and the date that you originally made them. It's better to have something in writing than just rely on verbal interactions.

I'm not sure what the rules are about deep cleaning but certainly when people buy it appears that there is no requirement for the property to have been deep cleaned.

good luck with getting it sorted.
Bit late now, but when you move, take photos of all areas of the new property the day that you move in, specifically anything that is damaged or not up to par.

Luckily I did take photos/videos of everything when I moved in and raised the issues I immediately saw with the agent on the day. He said he would email me the inventory in a few weeks and I would have the opportunity to add my comments but there’s been no sign of it !

I didn’t notice the paint on the floor, no. It’s only really noticeable when you’re on the floor - so I first noticed it when I was cleaning it for the first time. The hole in the wall is under one of the plug sockets on the wall, so again you’d need to be on the floor to notice it.

If its a brand new property it will have at least a 12 month warranty under the builder. If you know who the builder is, and your plot number call them and bypass the estate agent. You will get stuff sorted a lot quicker. We did that in our previous rented place and things got sorted in less than 24hrs and we just let the estate agent and landlord know.
